The Tree House is a large, spacious and secluded beach house option – with plenty of parking, and a great entertaining deckwith views to Jervis Bay. The house is spread over three levels with room for everyone and a self-contained downstairs flat for a couple.
Please keep in mind to BYO sheets and towels! They are NOT supplied at this property.
Where will I be?
The Tree House is located on the first road into Hyams Beach, Booderee Avenue. It is set high off the road and is within easy walking distance to the beaches and the Hyams Beach Cafe.

Why choose The Tree House?
The Tree House is large open home set over three levels. At the front there is a large entertaining deck with BBQ. The entire family is catered for with this home as there are two separate living spaces and three bathrooms.
How is the property laid out?
The Tree House is spread out over three levels. In terms of layout, a floor plan is provided, however the ground level has undercover parking for two cars as well as a self-contained bedroom separate from the house. On the first / middle level is the dining area then kitchen and living space, including a wood fire place. Also on this level is a bathroom and a bedroom with a king size bed. On the third / top level there is another sitting room, the remaining three bedrooms, a shared bathroom.
WiFi, Internet, Netflix or Pay TV- will I have it?
This property does have Wi-Fi and a username and password will be provided for that in your pre-arrival email. You may use the house WiFi with no guarantee of reliability or bandwidth by us or the owner.If internet access is critical during you stay, please make sure that you have a Plan B.
What about outdoors?
A key feature of this property is the large deck with views of Jervis Bay. It surrounded by large ambient trees. The top level also has access to an outdoor sitting area with an outdoor setting. Side steps give access to the front door and the back of the house as well.An outdoor shower is located at the front of the house for rinsing off after the beach.
Staying warm or keeping cool?!
The Tree House is equipped with ceiling fans for summer and a combustion fireplace for winter.
What about sheets, towels or other supplies?
The Tree House does not supply linen. Linen is to be supplied by guests or to be arranged with a linen service which we can provide the contact number for. Should you choose to supply your own linen the following will be required: sheets, pillow cases, bath and beach towels, hand towels, bath mats, and face cloths.
Parking for cars, boats etc?
There is an undercover parking area for two cars with further parking for up to three cars on the driveway.
Is my dog or cat also welcome to stay?
Yes! Pets are welcome to stay at The Tree House subject to the following:
Please do not allow wet or dirty dogs in or through the house
Absolutely no dogs on the furniture
Please bag and dispose of doggy waste appropriately
Lastly, please consider that not all guests bring dogs on holiday and we want everyone to enjoy a clean and fresh home. Please clean up dog hairs or anything else inside the house before your departure – thank you!
What are the minimum stay rules?
There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of the Australia Day long weekend in January.
Are there any special Peak Season rules?
Please note that during peak season, our properties have designated changeover days so as to make the cleaning rosters manageable.We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.

Stayed over the Queen's Birthday long weekend, great house, among the trees, how described. The living room was very cozy and the fireplace very nice and essential, as it was a cold weekend. kitchen well equipped. Good bedroom distributions. I would only change the mattress protectors, they seem old. Fridge was not very cleaned too. Apart from that, everything else was perfect!

Great big well distributed home.. Well equipped... surrounded by beautiful bush.. but definitely some of the mattresses and mattress protectors need changing... we had a case of ants.. leave a plate or anyfood out for more than 5 minutes and you had 100 ants on it.. other than that its a perfect place to spend Easter as we did.. the ground level room was great and private. Thank you
