** Where will I be? **

Alpine Lodge is located approximately 10 minutes drive from Mittagong. Bowral is a 15 minute drive away. This is the perfect location for those who want a secluded retreat to come home to after a day enjoying all the Southern Highlands has to offer.

Alpine lodge is just over one hours drive from Sydney but feels a world away. ** How is the property laid out? **

Enter via the side door off the carport into the fully equipped laundry with washing machine, dryer and plenty of storage. This space doubles as a mudroom with shower, vanity & WC at the far end.

Continue through the impressive kitchen with induction stove, Miele oven, steamer, heat tray, microwave (4 in 1 unit), double drawer dishwasher, fridge, caesarstone benchtops, bar stools.

From the kitchen the property opens up into a spacious casual dining/living room with floor to ceiling glass doors that open onto a massive paved outdoor terrace. The lounge faces a gorgeous sandstone feature wall. Take the steps beside the sandstone feature wall to enter the rumpus room with 2 seater lounge, wall mounted big screen TV. Also on this level is a bathroom, & two bedrooms one with a queen bed and built in, and the other with 2x king singles & built in. There is a glass sliding door out onto a large rear deck where you can overlook the surrounding bushland.

A large foyer with vaulted ceiling that features a white piano is located behind the kitchen wall. Pass through the double doors into the formal dining room and raised formal lounge room which features the double sided fireplace, glass windows that bring light and sunshine indoors and allow guests to enjoy the views. (The hallway in front of the piano leads to the actual front door. The foundations have sunk slightly and the front door is now extremely difficult to open and close hence why we use the side entrance off the carport) At the end of the hallway beside the front door there is another set of white double doors that leads into the spacious home office with a desk. There is a powder room opposite the staircase to the upper level.

Upstairs is a sitting room, home theatre with balcony behind the blackout curtains, and three bedrooms; two with queen beds & built-ins plus access to a balcony. On this level you will also find the master bedroom with king bed, occasional chair by the windows perfect for reading, wall mounted TV, walk in robe, & two way bathroom with underfloor heating, heated towel racks, bath, shower, & vanity.

The Elms is an expansive 5 bedroom country home all on one level, with 3 living rooms and a spacious open plan kitchen/dining space that forms the heart of the house.

Entry through the foyer leads into the open plan kitchen/dining/lounge. The kitchen features double oven and a 5 x induction cooktop, a butler’s pantry including a dedicated drinks fridge and a large breakfast bar. The dining space has a beautiful timber table that extends to seat 6 to 12 ideal for entertaining! The dining area then flows to a TV lounge area. At the northern end of the house is the largest of the bedrooms. 2 steps lead down to bedroom 5, the perfect teenager or young family retreat or with 4 king singles; this room opens on to its own patio area overlooking the lawn and gardens. Mara at Hyams- 4pm Check Out Sundays

Mara at Hyams is a well presented, 4 bedroom + sofa bed two storey home with fantastic water views, double kitchens, double living areas and an easy walk to beautiful Chinaman’s Beach. Mara is best suited to 6 adults and 6 children, however up to 10 adults are allowed – provided there is no loud music or partying. If you are after room for everyone, including your pets, then Mara is a perfect option!

Mara has 4 bedrooms and a 5th sleeping area which is the downstairs rumpus room. It has a queen sofa bed.

Due to its bedding configuration, Mara is ideally suited to 6 adults and 6 children. A maximum of 10 adults are allowed if it is not a party group, and please be aware that Mara is surrounded by neighbours who live in Hyams Beach for the peace and quiet of the village. Please moderate and take all noise inside at 11pm – thanks!

Mara at Hyams is located on the northern end of the village in quiet Tulip Street. It is very centrally located and just a short walk from the cafe and the three beaches in Hyams. By being one street back from the water, it avoids much of the hustle and bustle of the busy periods, but still has great views of Jervis Bay. A beautifullocation overall!

** Why choose Mara at Hyams? **

Mara at Hyams is a beautiful spacious beach house with two living areas, two dining areas and two kitchens. It has an upstairs sunroom/dining area with stunning views of the water and an undercover downstairs deck also with water views.

** How is the property laid out? **

Mara at Hyams is a double storey home with four bedrooms, a sofa bed in the downstairs rumps,and two bathrooms. Access is via the downstairs door to the right of the garage.

Downstairs – upon entry, you will find the second kitchen, a large rumpus room with sofa bed, a second dining area, a queen bedroom and a modern bathroom with freestanding bath. There is also a small laundry with washing machine and a table tennis table in the garage.

Upstairs – upstairs can be access from the street or via internal stairs from the downstairs level. The well equipped kitchen is located right in the middle of the house ensuring that the cook is included in the conversation! There are three bedrooms on this level, one with a queen bed and views of Jervis Bay, and two with tri-bunks. There is also a spacious shared bathroom with a corner spa bath. This level also boasts a beautiful light filled dining room, a large living room, and good sized sun room that adjoins another deck to the street side of the house.

At the end of the hall is the master bedroom, with ensuite and king bed, as well as access to the verandah with views over the bay to wake up to. The open plan kitchen/dining/lounge area have views of the bay and access to the wide verandah, a perfect place to sit back and relax!

** WiFi, Internet, Netflix or Pay TV – will I have it? **

This property provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property.

A Google Chromecast is fitted to the main TV to allow your own usage of Netflix etc

Please note however that neither the agency nor the owner can guarantee 100% that the Wi-Fi will work, and no compensation will be payable if problematic. If important, please therefore always have a backup plan.

** What about outdoors? **

There are so many great outdoor options at Harlequin Beach House, including a good sized front lawn, and the glass sliding doors lead straight to the internal courtyard that provides adequate shelter from any north-easterly wind, or just a sunny outdoor space in cooler months. You can not beat the views from large full width verandah and an outdoor shower to wash off the beach sand.You are also welcome to use the bikes at Harlequin Beach House to enjoy the nearby cycle path. There are two men’s, one ladies and two boys’ bikes available for your use, just remember to bring your own helmets.

** Staying warm or keeping cool?! **

Harlequin Beach House has reverse cycle air conditioning in the open plan living area for year round comfort, along with ceiling fans and electric heaters in the bedrooms.

** What about sheets, towels and other supplies? **

Harlequin Beach House does not supply linen. Guests should bring their own or alternatively linen may be hired from **LINK REMOVED** . Please call the linen service directly with any queries on linen hire. Should you choose to supply your own linen the following will be required: top and bottom sheets, pillow cases, bath and beach towels, hand towels, bath mats, and face cloths.

** Parking for cars, boats etc? **

There is plenty of parking at Harlequin Beach House. There are two parking spaces inside the garage, as well as off street parking for up to six cars, so plenty of room to park a boat as well.

** Is my dog or cat also welcome to stay? **

Yes! Pets are welcome to stay at Harlequin Beach House (in a fully secure yard) subject to the following:

Please do not allow wet or dirty dogs in or through the house

Absolutely no dogs on the furniture

Please bag and dispose of doggy waste appropriately

Lastly, please consider that not all guests bring dogs on holiday and we want everyone to enjoy a clean and fresh home. Please clean up dog hairs or anything else inside the house before your departure – thank you!

** What are the minimum stay rules? **

There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of the Australia Day long weekend in January.

** Are there any special peak season rules? **

Please note that during peak season, our properties have designated changeover days so as to make the cleaning rosters manageable.We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.

** Is there any special information I should know about? **

Please be aware that security cameras are present on the outside of the property, pointing towards gates, the beach side steps and lawned area and down the side access ways. These will not impact your privacy at all and are purely for security purposes when the house is vacant.

** Why choose 32 Werri Blue? **

32 Werri Blue has a stylish living and dining area with large table to seat six, a chaise lounge and gas fireplace, perfect for evening entertainment. The house also has a back garden area with BBQ, undercover alfresco dining area and table tennis. There is an external laundry with washer, dryer, shower and toilet – ideal for using when you come in from the beach.

In summer, you will love being directly opposite the beach and in winter you can take long walks on the beach in the winter sunshine, then snuggle up in front of the cosy fireplace.

** How is the property laid out? **

32 Werri Blue is a single level cottage with a garden area. The cottage has three bedrooms and three bathrooms. The first bedroom has a queen bed, the second bedroom has a king bed, single bed and a trundle, and the third bedroom can be used as a bedroom or media room with two futon sofa beds. There is a main bathroom with a deep bathtub which is an open plan wet room, an ensuite and an external laundry with shower and toilet.

The main living room, well-equipped kitchen and dining area are located in an open plan area with a gas fireplace. There is also a second living area or media room which can be used as a third bedroom. There is a front deck with a day bed and outdoor dining table and also a back garden with under cover BBQ area, outdoor furniture and table tennis.

** WiFi, Netflix, Pay TV – will I have it? **

Sorry, this property does not provide WiFi. Please make alternative arrangements, or plan to switch off and fully relax during your stay!

** What about outdoors? **

A fully fenced tropical back garden with undercover area, BBQ and table tennis make 32 Werri Blue perfect for entertaining.There is also a grassed area out the front of the property. Enjoy the day bed on the front deck while watching the kids play or have breakfast using the second outdoor setting. Access to the beach and cycle/walking path is directly across the road!
