** Where will I be? **

Take Time is situated at the southern end of Hyams in relaxing bush surrounds. It is only a 300 metre walk to the main beach at Hyams, and an easy walk to the Cafe. Its pocket of Hyams also has lovely bird and a pretty creek nearby.

** Why choose Take Time? **

Open plan living in a bush setting with an open fire for cosy nights, this expansive house is big enough to accommodate a large group with privacy. Please be aware that this is a casual, comfortable, older style beach house, as per the photos

** How is the property laid out? **

This large family home has six bedrooms – three upstairs and one downstairs (accessed via a spiral staircase), and two additional bedrooms in adownstairs flat with separate access. The main house also has a kids games room equipped with a fusball machine. The upstairs living area is expansive and the kitchen has modern appliances. The home has two bathrooms – one for upstairs and one for downstairs, plus an internal laundry.

** WiFi, Internet, Netflix and Pay TV – will I have it? **

NBN is progressively rolling out along the South Coast of NSW. If your house does have internet and if the owner makes it available to guests, you mayuse it with no guarantee of reliability or bandwidth by us or the owner. If you bring an internet dongle with you, the best network is generally Telstra. Otherwise, use your smart phone only during your stay or find a local cafe or library that offers free wifi. If internet access is critical during your stay, please make sure that you have a Plan B!

** What about outdoors? **

The rear yard is fully fenced with a smaller secure pet area. There are two outdoor showers on either side of the property. There are upstairs and downstairs decks, a rear BBQ area and an outdoor firepit – plenty of speace for the kids to run around, and for entertaining!

Take Time is equipped with an electric heater downstairs.

** What about sheets, towels and other supplies? **

Linen and bath towels are provided at Take Time. Please bring your own beach towels however!

Parking is available for two cars at the top of the driveway and one visitor space to the side of the driveway.

Spinifex is perfect for families, with two generous living areas, one upstairs for the adults and one downstairs for the kids. The property is surrounded by trees and has beautiful ocean views from the upstairs balcony, living area and master bedroom.

** How is the property laid out? **

Spinifex is a split level property with three bedrooms and three bathrooms. On the upper level there are two queen rooms, one with newly rennovated ensuite and another room with two single beds. The main bathroom is also on this level with bath, shower and separate toilet.

On the lower level is the open plan living/dining area flowing out to the front deck. The living area has two threeseater lounges, a flat screen TV, DVD player and selection of DVD’s. The kitchen is modern with gas hotplates, electric oven, microwave and dishwasher. There is also a separate sitting/sun room overlooking the beach with a CD player and selection of magazines to enjoy.

Downstairs is a second living/dining area with dining table that seats eight, a lounge and bookshelf with a wonderful assortment of books and games. There is also a third bathroom with shower, toilet and vanity and laundry with washer and dryer. There is a table tennis table.

Seascape Cottage at Hyams Beach is the perfect escape for a small family – tucked in right behind the Hyams Beach Cafe for a perfect location, and with lovely water views. This townhouse is cleverly designed with bedrooms, bathroom and laundry downstairs, and living, dining, kitchen and two separate decks upstairs. One deck is for BBQ’ing, the other for drinks or a meal with views to Point Perpendicular and Jervis Bay!

Seascape Cottage sits on the beach side of Cyrus Street, right behind the Hyams Beach Cafe. Either the main beach at Hyams, or the little middle beach in the village are an easy walk from here. This location offers you the convenience of the beach and cafe, whilst also giving you privacy and seclusion away from the road.

** Why choose Seascape Cottage? **

This townhouse is decorated in a lovely Hamptons theme, with fantastic views all the way to Point Perpendicular. The two deck spaces offer shelter from the wind or sun as necessary. A slow combustion wood fire makes this a perfect winter retreat.

** How is the property laid out? **

On the ground floor there are two beautifully decorated bedrooms overlooking the leafy courtyard garden. The main queen bedroom has a small private deck accessed via sliding doors, and a TV for those quiet times. The second bedroom has a tri bunk furnished with luxury linen. Also on this level is a bathroom with a roomy shower plus separate basin and toilet. The European style laundry is right next to the bathroom complete with a dryer.

Step upstairs into a light airy integrated living space with two decks both with ocean views to Bowen Island and Point Perpendicular. Seagrass Beach House at Hyams – 4pm Check Out Sundays (except Peak season)!

Seagrass beach house is a casual, comfortable, older style pet friendly home that is a very easy walk to the middle beach at Hyams. The yard is fully fenced for kids and dogs, and the front deck has a lovely aspect. The kitchen and bathrooms are in their original state and the house is true to the photos shown. Please book it accordingly. Seagrass is however a very affordable, basic and adequate option…and is of course great if you have pets.

** Where will I be? **

Seagrass Beach House is located on the upper side of Tulip Street, only a short walk to Boat Ramp Beach and not far from the White Sands coastal walk.

** Why choose Seagrass Beach House? **

Seagrass Beach House is pet friendly with a large enclosed backyard. It has a cosy wood fireplace, ample living space and great views of Jervis Bay from the front.

** How is the property laid out? **

The house has multiple living areas, two dining and twositting areas. There are three bedrooms: twoqueen bedrooms and one bedroom with a bunk and twosingle beds. After a day out and about, you will appreciate this cool and quiet haven – located only 100 metres from the white sands of Hyams Beach. Sandals at the Bay is a smart compact ground floor apartment. Sandals at the Bay is a large first level apartment with water views from the living area and main bedroom. The apartment features a very large living area with adjoining dining room. Additionally it has a large side verandah facing the bay for outdoor living. The kitchen is large and recently renovated. All three bedrooms and bathroom are located together up a hallway. The main bedroom is a very generous size and features a king size bedroom. Bedroom Twohas a queen and Bedroom Threehas twosingle beds. All arecarpeted and have built in cupboards.

This well appointed home sleeps up to 13 with plenty of space to relax. Located in a quiet street, with an easy walk to the each, Saltwood is perfect for families. A maximum 10 adults may book. Strictly no party groups – thanks!

Saltwood is close to numerous permanent residences and noise travels easily from the back deck to those houses. Party groups are strictly NOT permitted at Saltwood, and no more than 10 adults can stay at the house. If you breach these rules, you will be evicted from the property. All noise must be taken inside and toned right down by 10:30pm please.

Silver Strand is a particularly tranquil pocket of Hyams Beach. If you book this house with a large group, please respect the peace and quiet of the near neighbours, and keep your noise inside after 10.30 pm

** Where will I be? **

Saltwood at Hyams is located at the southern end of Hyams Beach in a circuit that backs on to the Jervis Bay National Park. It is a quiet bush setting, with a huge array of birdlife, but only a very short stroll to Hyams Beach and just around the corner from the Hyams Beach Cafe.

** Why choose Saltwood? **

The property has a lovely deck overlooking the bush surrounds. It is only across the road from the Jervis Bay National Park which also borders Booderee National Park. The house is expansive and can cater to a large group.

** How is the property laid out? **

Saltwood at Hyams is a large and spacious two storey home with an open plan living area off the kitchen downstairs that fronts on to the deck. The bedrooms are generous in size and offer a number of different bedding requirements.

Upstairs has two very large bedrooms – each with one queen bed. Both of the bedrooms have ceiling fans, and both have access to a balcony that overlooks the lovely bush reserve behind the house.

Downstairs has three bedrooms – one with two singles, one with a tri-bunk bed (queen on the bottom and king single on top), and a third bedroom with tri-bunk again (queen on the bottom, king single on top) plus a regular single.

** WiFi, Internet, Nettflix or Pay TV – will I have it? **

This property does have Wi-Fi and a username and password will be provided for that in your pre-arrival email. You may use the house WiFi with no guarantee of reliability or bandwidth by us or the owner. If internet access is critical during you stay, please make sure that you have a Plan B.

** What about outdoors? **

The deck is large, open and private. It has a lovely bush aspect, a BBQ and an outdoor dining setting as well as a bird feeder for up close encounters. There is also a brick firepit,outdoor shower with hot water, and a lovely bush path that leads down to the beach.

** Staying warm or keeping cool?! **

Saltwood at Hyams has two electric heaters and two ceiling fans, a slow combustion wood fire, and a reverse cyscle split system air con in the living area.

** What about sheets, towels and other supplies? **

Saltwood at Hyams does provide linen and bath towels for guests. Please remember to bring your favourite beach towels.

** Parking for cars, boats etc? **

There is off-street parking for several cars and potentially a boat.

** Is my dog or cat also welcome to stay? **

** What are the minimum stay rules? **

There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of the Australia Day long weekend in January.

Please note that during peak season, our properties have designated changeover days so as to make the cleaning rosters manageable.We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.

Sand Water is located at the southern end of Cyrus Street close to the main entrance of Hyams main beach and around the corner from the Hyams Beach Cafe.

** Why choose Sandwater? **

Sandwater is a multi-level home, smartly designed to separate the living areas from the sleeping areas. Both the main and en-suite bathrooms have spa baths and the house is well equipped with games for those rainy days,

** How is the property laid out? **

Sandwater is a three bedroom home encompassing twoqueen beds and two singles. It has an open plan living and dining area that fronts on to the deck via sliding doors. The kitchen is well appointed with a breakfast bench. All the rooms are well lit and the master bedroom has a large en-suite and a private balcony with water views.

** What about outdoors? **

The deck spans the length of the living area and the house can be opened up to allow an indoor/outdoor living experience. There is an outdoor setting and BBQ for alfresco dining.

** Staying warm or keeping cool?! **

104 Cyrus has two split system air-conditioners for heating and cooling: one in the living area and one in the upstairs master bedroom. The downstairs bedrooms also have one free standing heater each. There are also two ceiling fans as well for the summer months.

** What about sheets, towels or other supplies? **

This property does not supply linen. Linen is to be supplied by tenant or to be arranged with a linen service which we can provide the contact number for. Should you choose to supply your own linen the following will be required: sheets, pillow cases, bath and beach towels, hand towels, bath mats, and face cloths.

** Parking for cars? **

There is driveway parking for one car. (Sorry, the garage is not available for guest use).

** Is my dog or cat also welcome to stay? **

** How is the property laid out? **

Rose Valley is a modern, single level house. Enter the house via two doors – one from the carport, the other from the driveway. There are three bedrooms; the master bedroom with queen bed, ensuite bathroom, stunning corner views, and large sliding wardrobe, bedrooms Two and Three both have queen beds and large wardrobes. There are two bathrooms: the ensuite to the main bedroom with large free standing bathtub, walk-in shower, heated floors, vanity and toilet. The main bathroom is adjacent to bedrooms Two and Three and has a walk in glass shower, vanity with storage and toilet.

The living, kitchen and dining areas are spacious and open plan with floor to ceiling glass windows, polished concrete floors and views to the north east. In the living area there two sofas and an armchair.Here, you can watch TV, use the stereo system or simply relax and take in the view!

The sunny chef’s kitchen commands views over the rest of the house and the beautiful outdoors. Fully equipped with electric induction cook top, oven and dishwasher, walk-in butlers pantry, large fridge, microwave,kettle, toaster, toasted sandwich press, and ample cutlery, crockery and glassware. There is also an internal laundry.

Rose Valley provides complimentary Wi-Fi and a password will be provided in your pre-arrival email, or will be available at the property. Please note however that neither the agency nor the owner can guarantee 100% that the Wi-Fi will work, and no compensation will be payable if problematic.
