This open plan Australian homestead style four-bedroom home is well designed for effortless living. There is access to the outside from almost every bedroom and from the living and dining areas. A wonderfully spacious and elegantly comfortable country home that you would expect to find in Berry.
** How is the property laid out? **
Grovebrook Farm House is a single storey home with a main house and separate cottage inclusive of a spacious games room complete with pool table and arcade games.
In the main house there are four bedrooms: one very large room with a king bed, one with a queen bed and one with two singles; all with bedside tables and lamps and French doors to the verandah. The fourth bedroom has a king single bed and a single trundle bed.
There are three bathrooms, an ensuite bathroom to main bedroom, with shower, vanity and toilet, a main bathroom with separate shower and two person bath and separate toilet, and a third bathroom with bath, separate shower and vanity and separate toilet.
There is a large open plan fully equipped kitchen, breakfast dining and a living area that opens out onto the swimming pool enclosure. There is also a separate dining room and separate lounge room with Jetmaster wood fireplace and large flat-screen TV. There is also a laundry with washer and dryer.
The Cottage is a three minute walk from the main house down a farm lane. There is a cricket pitch next door and a games room at the back of the Cottage with pool table, arcade game, dolls house, comfortable sofas and large flat screen TV & DVD/stereo. ** What about outdoors? **
19 acres of manicured grounds surround this property. There is a children’s play-house with swings and slippery dip, a cricket pitch and a fenced in-ground pool with undercover gas BBQ in Cabana area. The ten metre swimming pool is saltwater. The outdoor firepit is the perfect spot to entertain especially during the Winter months!
** Keeping warm or keeping cool?! **
Grovebrook Farm House has a wood fireplace and air conditioning in the main bedroom and living dining area.
** What about sheets, towels and other supplies? **
Pillows, blankets, doonas, linen and bath towels are provided at this property. Please however bring your favourite beach towel!
** Parking for cars, boats etc? **
There is off street, open air parking for six cars on the driveway at the front of the property.
** Is my dog or cat also welcome to stay? **

** What are the minimum stay rules? **
There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of January.
** Are there any special Peak Season rules? **
Please note that during peak season, our properties have designated changeover days to make the cleaning rosters manageable. We also do not generally schedule arrivals on Christmas, Boxing Day, and New Years Day public holidays.
** WIFI, internet, Netflix or pay tv- will I have it? **
This property provides complimentary WiFi for the main house only. Due to the distance between the two locations, the cottage does not have wifi. A password will be provided in your pre-arrival email, or will be available at the property.
Please note however that neither the agency nor the owner can guarantee 100% that the WiFi will work, and no compensation will be payable if it is problematic. If important, please therefore always have a back up plan.
