Located within walking distance to the local beaches and the cafe, this relaxed cottage is in a quiet street bordering the National Park. This comfortable 3 bedroom cottage accommodates up to 6 people. Great for the family with a large rear yard or for just a quiet getaway for two.
Strictly no parties at this property – please. You will be evicted if this rule is broken.

Where will I be?
Sandlines is located at the northern end of Hyams Beach, close to Boat Ramp beach and the White Sands Walk which takes you through the national park to Vincentia. It is an amble down to the main beach and Hyams Beach Cafe.
Why choose Sandlines?
Sandlines has a large lovely backyard that backs on to the bush. Having a BBQ on the back deck is an ideal way to relax and absorb the beautiful bush surrounds.
How is the property laid out?
There are three bedrooms, a queen with TV, a double and a bunk room, all with built ins. The bathroom and toilet have been renovated with a separate additional toilet. The lounge and kitchen are open plan and lead onto the back deck which overlooks the good sized backyard and the bush beyond. The laundry is off the deck and has a washing machine and dryer.
The kitchen is equipped with a Nespresso pod coffee machine. BYO your own pods please.
WiFi, Internet, Netflix or Pay TV - will I have it?
This property does have Wi-Fi and a username and password will be provided for that in your pre-arrival email. You may use the house WiFi with no guarantee of reliability or bandwidth by us or the owner.If internet access is critical during you stay, please make sure that you have a Plan B. A Smart TV is provided soyou're welcome to sign in with your own Netflix account.
What about outdoors?
A large covered deck complete with a gas BBQ allows for all day relaxing.
Staying warm or keeping cool?
Sandlines is equipped with the following for either heating or cooling: a split system air conditioner in the kitchen / dining / living area, an electric blanket on the queen bed, various portable electric heaters, and various pedestal fans.
What about sheets, towels and other supplies?
Sandlines does supply linen, though please remember to bring your own beach towels!
Parking for cars?
There is off street parking on the driveway for two cars.
Is my dog or cat also welcome to stay?
Sandlines is not pet friendly. Please contact us for a list of our many pet-friendly options!
What are the minimum stay rules?
- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.

BBQ and covered outdoor setting was brilliant with gorgeous bush backdrop - not to mention the occasional kangaroo dropping in to say hello. Inside is well layed out - choose bright natural light or drop shades and pull the blinds for a cozy setting. Good sized fridge and kitchen area. Comfy beds and just a pleasant all round experience.

Saskia H - 16th April 2022This house is good value for money. Comfortable and situated in the perfect spot, it’s a short and easy walk to amazingly beautiful beaches. The local cafe has great food, smoothies and coffees.
It’s a comfortable, well equipped place with an excellent location - 5mins to the beach. The bbq is a bonus. It is as expected but of course it’s all about the beach and Jarvis Bay. Four stars for the house, five for location. Recommended.

fantastic location, we had everything we needed
House was in a great location, great base for Hyams Beach and the National Park. Easy walk to the Cafe too. House could use a little bit of updating in some areas, but overall pleasant enough for a short stay. Wifi worked well. Loved the big windows at the front of house and front bedroom which provided sunlight and cool ocean breeze. Thanks for a nice stay!
My family had a lovely, relaxing week at Sandlines. With the constant ocean breeze blowing through, we were very comfortable even on hot January days, and there was plenty of room for our family of five in the house. The kitchen and laundry were well-equipped, and the location was excellent.

Helen W - 14th January 2021The house was clean and comfortable, though a little small if we had had the full 6 people staying, with only one living room. A few comments: the dishwasher does not work well, it left the big plates in particular in need of a second manual wash every time. We saw a couple of cockroaches in the house. Toilet paper ran out during the week. The main bed was very comfortable, the bunk beds not at all. We were able to use Netflix on the tv the first night, but after that it never could connect.
Budget accommodation at Hyams Beach

The top 3 things we enjoyed: 1) spacious bedroom and living area; 2) variety of kitchen facilities and utensils available; and 3) Netflix, after a long day by the beach it was great to relax watching a few flicks. There are a couple of things to note: the fridge leaks and should be replaced; the bunkbed is very unstable and we did not use for that reason; and spiders were everywhere and needs spraying inside.

Beautiful place! Just what you need for an easy beach holiday. 2 minute walk to the beach, backyard looks onto the National park, and has everything you need for a comfortable stay.

Great location, beautiful bushland out the back, very close walking distance to the beach. Quiet and peaceful, with everything you need for a great family getaway.
Little beach shack a short walk to the beach and to the cafe. Fine for a weekend away. Could do with some improvements, but for what we paid was still good value in comparison to other properties in the area. Overall, good experience.
Easy walk to the beach and cafe, bush location with lots if wildlife visitors. The house is great for a family with all conveniences. We had a wonderful stay.

Antics55 - 14th April 2016Great little beach house situated in the quiet part of this busy holiday beach destination. Have been renting at Hyams for 35 years and this house is an authentic beach house experience. Clean and well maintained- NEW shower recess and toilet. Yeehaa! Loved the old floorboards and the feel of the house. The dishwasher was a life saver and there are washing and drying machines in the laundry, Two T.V's to prevent sibling arguments after a busy day at the beach. Nice front terrace for quiet away from the fantastic back yard for kids to play plus outdoor table and BBQ on deck. Stunning bush behind the house complete with resident kangaroos . Will be back.
