Normandie Park is a 207 acre working cattle farm, set in the green pastures of Exeter and featuring a stunning modernist home. The home was built in 1962 by renowned architects Allen Jack + Cottier. Built in the modernist pavilion style, it is surrounded by established gardens and paddocks filled with grazing cattle. Large windows in every room bring in views of the gardens and pastures, giving you a wonderful sense of place. The lounge room opens onto a large verandah, a perfect space to sit and enjoy the country atmosphere. During the colder months you can relax in front of the fireplace. Outside you can walk the grounds, explore the established gardens and view the grazing angas steers. When you stay at Normandie Park you will get a unique taste of Southern Highlands rural life, without being too far from the shops, restaurants and cafes of the surrounding townships.

Normandie Park is a 5 minute drive from the town of Exeter. Moss Vale is a 10 minute drive, and Bowral a 25 minute drive away. The St. Maur and Sally’s Corner vineyards are just down the road. The wineries, wedding venues and other attractions of the Southern Highlands are all within easy driving distance.

**How is the property laid out?**

You approach the house up a long driveway that winds its way past cow paddocks and underneath long established trees. When you arrive at the house, you enter through the large front door into the entry foyer. Turning left off the foyer takes you to four of the five bedrooms, two with ensuite. The other two bedrooms share a bathroom. Turning right off the entry foyer takes you into the large living room with lounges, large television, fireplace and stunning views over the established gardens. Adjoining the living room is the dining room with a large dining table. There is a large, modern kitchen fully stocked with cutlery, crockery, glassware and utensils. The kitchen opens onto an internal courtyard with bbq and outdoor dining table. Moving past the kitchen you will find two more bedrooms, one of which has an ensuite, and the laundry with washer and dryer.

**Wi-Fi, Internet, Netflix or Pay TV will I have it?**

This property does have Wi-Fi. A username and password will be provided in your pre-arrival email. You may use the house Wi-Fi with no guarantee of reliability or bandwidth by us or the owner. If internet access is critical during you stay, please make sure that you have a Plan B.

Normandie Park is a working cattle farm with extensive grounds. Guests are welcome to explore the gardens and lawns surrounding the house.

High quality sheets and towels are provided at Normandie Park.

Ithas amazing 180 degreee views of Werri Beach, an expansive oceanparkland and reserve across the road, and the hinterland. ** How is the property laid out? **

The Deck is an ultra-modern and architecturally designed threestorey house with high quality fixtures and fittings. It is styled with beautiful timber panelling that contrasts with the light tones of the house to create a relaxed atmosphere and good energy. Entrance to the house is via the ground floor where you will find three of the four bedrooms. There are three luxurious bathrooms, a living room, deck, pool (including baby pool) and spa also on this level. You can also access the lower, fenced rear garden from here. Upstairs you will find the open plan kitchen, dining and main living area with a stunning view of the ocean. There is a large 180 degree deck and fourth bedroom on this level also. On the lower floor there are laundry facilities and an extra toilet and shower.

The kitchen is sleek and sophisticated with dishwasher, microwave, oven andcooktop and a double door integrated fridge. There is a dining table to seat ten.

The upstairs living room has a modern gas fireplace, comfy couch and spectacular views of the ocean. There are blinds to provide privacy at night and glass doors that opento the entertainment decks.

Re bedding, one of the bedrooms (bedroom 4 on the floor plan) can be made up as 2 x long singles instead of a king bed. Please request this when making booking.

There are two sun lounges and chairs on the deck next to the pool. Please be aware that the pool is accessed directly from the downstairs living room. The spa can also be accessed from the main bedroom deck. Children must be supervised at all times.The door from the living room to the pool can be locked for peace of mind.

** Staying warm or keeping cool?! **

The Deck has ducted heating and cooling in all rooms, as well as ceiling fans in all bedrooms. There is a gas fireplace in the living room for the cooler months.

The Deck has solar heating only for the pool – not electric or gas heating.  The pool will only be as warm as the weather permits and no assurances whatsoever can be given by us or the owner as to the pool temperature.  Please be aware of this.

A large foyer with vaulted ceiling that features a white piano is located behind the kitchen wall. Pass through the double doors into the formal dining room and raised formal lounge room which features the double sided fireplace, glass windows that bring light and sunshine indoors and allow guests to enjoy the views. (The hallway in front of the piano leads to the actual front door. The foundations have sunk slightly and the front door is now extremely difficult to open and close hence why we use the side entrance off the carport) At the end of the hallway beside the front door there is another set of white double doors that leads into the spacious home office with a desk. There is a powder room opposite the staircase to the upper level.

Bedrooms Two, Three, Four and Five are all spacious Queen bedrooms, with hanging space and TVs. Bedroom Six has two single beds, and a TV.

The Hyams at Hyams Beach – 4pm Check Out Sundays

Step through the front door of “The Hyams” – a unique property with four luxury bedrooms, each with en-suite, and two lounges. This house is the height of holiday living! Small touches like bathrobes, luxury linen and towels, and an outdoor spa ensure the highest level of comfort for each and every guest – akin to a five star hotel. The Hyams is also only a 100 metre walk to the main beach.

The Hyams is one of the best houses in Hyams Beach, with plenty of room for a gathering of friends or family, a large outdoor deck, external spa, en-suite to each bedroom and luxury linen…all only a stroll to the white shores of the main beach!

Step through the front doors into the height of comfort and quality at The Hyams. The house is split into a couple of levels with two living areas, one being a sunken lounge room with access to the outdoor undercover entertaining area and spa. In addition, children under the age of 8 are not accepted without our permission. ** Cash bond ** – The Cape is an incredibly luxurious property that the owners kindly make available to holiday rental guests. In order to protect against damage, excess cleaning or a breach of the “no party” rules etc, a cash bond of $2,500 is required when you pay your final balance. The bond will be released within 10 days of your departure provided that there are no issues or breaches of house rules.

The Cape sits right on Culburra Surf Beach, about a 150 metre walk to the sand and has spectacular ocean views from almost every room of the house. Only a one minute drive from everything you need – grocery store, shops, cafes, bowling club and restaurants.

** How is the property laid out? **

The Cape is a two storey Hamptons-inspired waterfront home with six bedrooms, laid out as follows:

Upstairs there are three bedrooms and two bathrooms; a main queen room with walk in robe, ensuite bathroom and French doors leading to a private terrace with ocean views;another queen room with built in robe and Juliette balcony;a third twin room with two single beds, built in robe and Juliette balcony, and the main bathroom withclaw foot bath, double vanity, frameless shower, toilet and under floor heating. Also on this level is an open plan lounge/dining area which features a wood fire place, air conditioning, comfortable furnishings, and bi-fold doors that open on to the deck. The sublime kitchen flows on from this space and features a large stone top island bench, integrated appliances and large oven and cooktop. There is also a second formal dining area and sunroom/living space.

Downstairs are three more bedrooms:a queen room with ensuite bathroom, walk in robe, and French doors leading to a private garden, a queen room with built in robes, and French doors leading to the backyard, and a bunk room with one set of bunks, and French doors leading out to the backyard. The downstairs bedrooms share a bathroom with a large frameless shower, single vanity, under floor heating, and a separate powder room with toilet. This level also has a second lounge room with TV, comfortable leather lounges, a selection of books and games, and bi fold doors opening to the pool. There is also a washing machine and dryer.

The Cape has multiple decks and outdoors spaces off the living rooms and bedrooms. French doors and large bi-fold doors open to the deck area with table, chairs and gas BBQ. The inground pool has stunning views over the fully fenced backyard and ocean. The lawn area is a good size and features a fire pit as well.

The Cape has a wood fireplace and air conditioning in the main living area. All bathrooms have under floor heating and all bedrooms have ceiling fans.

Sadly Ocean Farm cannot host weddings or parties – the grounds are not suitable.The house itself is modern and straight forward and a full time farm manager is based on the farm to answer any questions if approached.

Ocean Farm is situated in the middle of a one of the last working farms on the near South Coast – only one and a halfhours from Sydney, where you can escape to luxury, privacy and tranquility; on the ocean in the middle of a farm. You cannot see or hear any neighbours from the house, but you can walk on the grass track for approximately one kilometre to swim or grab a coffee at Gerringong’s Werri Beach.

** Why choose Ocean Farm? **

During the day you can walk, fish, read, swim or simply stay put. Once you drive into the farm, you will not want to leave. We suggest you bring your weekend’s provisions with you…however if you need the paper or a professionally made coffee, Gerringong is a five minute drive away.

** How is the property laid out? **

Ocean Farm is a luxurious holiday home. The house is comprised of four bedrooms with four king beds. In the loft there is an additional 2 queen sofa beds that can be made up if required using quality bedding. The view from this space is pretty spectacular. There are four bathrooms (two ensuite). The large living / kitchen / dining room is open plan with a wood fireplace, large dining table to seat eight and spectacular, panoramic views of the ocean. The kitchen is chef’s quality and includes adouble fridge, double oven, huge bench and a dishwasher. There is a separate rumpus/TV room, with projector TV, DVD, Xbox, table tennis, and Foosball.

Please note that one of the bedrooms can be spilt into two singles or can be left in the default configuration of a king bed. Please let us know a preference at the time of making your booking.

Nanny and Poppy’s Beach House has everything you need for a perfect beach holiday – literally. It sleeps 9 across 4 bedrooms, 2 with en-suite. It has stunning views of Seven Mile Beach, an upstairs outdoor deck with opening verandah roof, bistro blinds, gas BBQ, gas outdoor heater &spa, an indoor deck for windy days, a lawn area downstairs, short cut to the beach, outdoor hot & cold shower, baby equipment, fantastic kitchen and living area….and the rest. You will not easily find a better spot for a family holiday in Gerroa! Suitable only for families or respectful groups given that the owners live in a separate unit upstairs.

The owners live upstairs in a totally separate unit. They will not disturb you at all during your stay and sound does not travel between the levels. The owners will however report any unruly, noisy or inappropriate behaviour to us as the managing agents. Please be aware of this, making the house suitable only for families or respectful groups. No party groups – thanks!

** How is the property laid out? **

The unit is laid out on one split level. You have your own private entrance and hot and cold outdoor shower, and once inside, there are 4 bedrooms, 2en-suites, 1 powder room,1 shared bathroom. One of the 4 bedrooms is a large kids room with queen bed, single bed and bean bags. Bedroom 3 also has a small annexe with cot and changing table, perfect for a couple with very young children. There is an internal laundry which includes a washing machine and clothes dryer. From the laundry there isside access to the garden level as one steps up into the main living area. This is a very large open plan lounge, dining and kitchen room with cathedral ceilings. The living area connects to the intenal deck, as well as the external deck which has the spa and gas BBQ plus plenty of outdoor seating.

Stairs also lead down from the large external deck to a lower level where you will find a newly renovatedfull outdoor bathroom, a grassed / lawn area, an undercover area below the decks above, and steps that lead to the short cut to the beach.

** WIFI, internet, Netflix or pay tv- will I have it? **

This property provides complimentary NBN WiFi and a password will be provided in your pre-arrival email. The owners also allow you to use their Netflix and Fetch TV accounts. Nanny and Poppy’s Beach House allows you to sit on the full width external deck, compete with spa and gas BBQ.Stairs also lead down from the large external deck to a lower level which has a grassed / lawn area, an undercover area below the decks above, and steps that lead to the short cut to the beach.

** Keeping warm or keeping cool?! **

This property has air conditioning in both the living area and the large kids bedroom – for both heating and cooling. Every bedroom in the house has ceiling fans and wall heaters. The house can be opened up as much as possible to catch the ocean breeze. In cooler months, if the reverse cycle air conditioning is not enough, there is also a fireplace! There is also an outdoor gas heater on the deck.

** What about sheets, towels and other supplies? **

High quality sheets and towels are provided including a towel for use in the Spa. Please bring your own beach towels as well if you plan to visit Seven Mile Beach, Shoalhaven, or other nearby beaches!

Toilet paper, kitchen soaps, guest soaps and some other supplies are also provided, but please be prepared to top up during your stay as needed. Regarding food, condiments and the like, please plan to bring everything you need. For safety and hygiene reasons, our houses generally do not supply food items.

** Parking for cars, boats etc? **

This property has 3 to 4 secure off street parking spaces dependant on the size of each vechicle. Access is fairly tight and best suited to small/normal sized cars. If parking is tight or difficult, there is additional parking diagonally across the road.

Yes, Nanny & Poppy’s Beach House is pet friendly. The yard is fully fenced. Please keep any dogs off the furniture or beds. Please also clean up behind your canine friend! Cats and other pets are also welcome upon request.

Woongarra (Aboriginal meaning ‘sleeping place’)

This spacious studio sits beside the pond with serene views across the neighbouring lake. It has a queen bed and a single sofa bed, as well as a funky bathroom and kitchenette.

Noonameena (Aboriginal meaning ‘sleeping place among the gums’)

Located at the back of the property nestled among the gum trees, this studio cottage is romantic and secluded. It has a queen bed, en-suite and a kitchenette, as well as its own verandah and electric BBQ.

Internet and landline are not available, but there is strong 4G network coverage around the property. There are also bluetooth speakers in the main house and both studio cottages.

** What about outdoors? **

There are many great outdoor options at Mirriyindi. The covered verandah off the main cottage kitchen is perfect for an al-fresco dining alternative with it’s long trestle table, and there’s also an outdoor seating area nearby that catches the sun year round. The gazebo overlooking the garden pond makes for a great photo opportunity, and the grounds are full of places to explore and relax. There is also a gas BBQ available for your use.

The main cottage is fitted with a wood combustion fire and gas heater for Winter, as well as ceiling fans in the bedrooms for Summer. The two smaller cottages have reverse cycle aircon to keep you cool in the Summer and warm in the Winter.
