Unless you have written permission from us or the owner, weddings, events, large celebrations, parties or any other event are NOT allowed at Earlsbrae. If you do have a special occasion or celebration in mind that falls within reasonable use of the property by you as a guest, please contact us with full details so that we can consider your request. If you hold an unapproved event at Earlsbrae, your full cash bond will be forfeited.

** Security at Earlsbrae **

Due to the quality and nature of Earlsbrae, external security cameras are located at both entry gates, and at the external doors of the house. There are no internal cameras. The security cameras are used as needed to monitor vehicle movements and to ensure that the property is used for agreed purposes by the agreed number of guests.

Earlsbrae is located a 15 minute stroll or quick drive from Bowral’s restaurants, cafes and shops. The surrounding towns of Mittagong, Berrima and Moss Vale, as well as local wineries and key wedding venues are also all within easy driving distance.

** How is the property laid out? **

Earlsbrae is accessed through an ornate cast iron gate which leads to a driveway that winds through the property’s established gardens. Guests then have access to the large and stately main house that sleeps 14 and a separate loft style cottage that sleeps 5.

The main house has three bedrooms downstairs, two bedrooms upstairs, and two additional bedrooms, one of which is a very good quality queen sofa bed in a study room. The master bedroom downstairs has its own large en-suite, two bedrooms downstairs share a bathroom, and each of the upstairs bedrooms has it own shower / toilet bathroom – a total of four bathrooms for five bedrooms.

The cottage has one bedroom upstairs with a double bed and single bed, plus a good quality queen sofa bed downstairs. The cottage has its own ktichen, living area and a shared toilet / shower bathroom upstairs.

The main house has a number of generous, luxurious and beautiful common areas – a large open plan kitchen / dining room, a formal lounge, a second formal dining room, a large billiard room, an internal laundry, outdoor entertaining decks, a fire pit, and extra bathrooms for visitors.

In the main house, Earlsbrae has central gas heating thoughout that rises from floor ventsand 2 working fireplaces that can be usedfor the cooler months. The two upstairs bedrooms have split system airconditioners for either heating or cooling. The open plan ktichen / dining room also has its own splitsystem airconditioner, and the two adjacent bedrooms have electric heaters. Finally, some of the bathrooms have under floor heating.

The cottage has its own fireplace and firewood suppy, as well as a split system airconditioner downstairs and upstairs.

Poolside at Hyams has parking for two vehicles on the concrete driveway, both off street. The garage is reserved for owner use. Street parking is available, but be forewarned that it can be busy on summer days!

Poolside at Hyams is pet friendly, however strictly on the basis that your dog is kept outside at all times or in the laundry. The yard is fully fenced, but please check it yourself upon arrival.

** What are the minimum stay rules? **
There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during Peak Season. Peak season runs from mid-December to the end of January.

Otherwise, it’s best to use your smartphone only during your stay or find a local cafe that offers free Wi-Fi. There are 40 acres of gardens and bush for guests to enjoy. There are bush trails which make accessing the bush very pleasant. There are two Shetland ponies, Bootie and Trumbie, and two alpacas, Augustine and Freda on the property for you to meet. Most of the cottages have generous verandahs or courtyards with barbeques and outdoors seating.

All cottages are heated, either by fireplace or electric radiator or, in some cases, both. Some cottages have air conditioning, and those that dont have fans.

Toilet paper, kitchen soaps, guest soaps and some other supplies are also provided, but please be prepared to top up during your stay as needed. There is a glass sliding door out onto a large rear deck where you can overlook the surrounding bushland.

A large foyer with vaulted ceiling that features a white piano is located behind the kitchen wall. Pass through the double doors into the formal dining room and raised formal lounge room which features the double sided fireplace, glass windows that bring light and sunshine indoors and allow guests to enjoy the views. (The hallway in front of the piano leads to the actual front door. The foundations have sunk slightly and the front door is now extremely difficult to open and close hence why we use the side entrance off the carport) At the end of the hallway beside the front door there is another set of white double doors that leads into the spacious home office with a desk. There is a powder room opposite the staircase to the upper level.

Upstairs is a sitting room, home theatre with balcony behind the blackout curtains, and three bedrooms; two with queen beds & built-ins plus access to a balcony. Upstairs there are three bedrooms, a king bedroom, a queen bedroom and a twin bedroom with two single beds. The king bedroom has a private balcony with a view out to the ocean plus an ensuite bathroom.

Downstairs is the open plan kitchen/dining and lounge room with polished concrete flooring running smoothly through the kitchen, dining and lounge areas. A breakfast bar seats four and the wooden dining table seats eight. The lounge area has comfy seating, a large flatscreen TV and coffee table.The kitchen is full equipped with a dishwasher, microwave, oven andelectric hotplate, Coffee machine (some capsules provided), double fridge/freezer with ice water system.There is also a downstairs bathroom with shower, bath, vanity, mirror, and toilet.

The headland outside this property is unfenced, so small children need to be watched. There is also an outdoor shower.

The Lake House at Erowal Bay is a stunning waterfront property, sleeping 6 adults (MAXIMUM, please), and 6 children. It is the perfect family retreat. You can escape city life in a rustic yet stylishly decorated home – a feature of which is the beautiful lounge with huge fire place! Outdoors, the house has lovely lawns and direct access to a waterfront reserve. BYO sheets and towels and strictly 6 adults maximum!

This house is suitable for a MAXIMUM of 6 adults. If you are found to have booked for more than 6 adults you will be evicted immediately. Permanent residents live on both sides of this property and they will report more than 6 adults immediately to our office.

The Lake House is located on the St Georges Basin at Erowal Bay on the waterfront reserve. The house is also an easy walk to the Erowal Bay General Store, bottleshop and takeaway. Erowal Bay is also only a five minute drive from Hyams Beach and the Booderee National Park, and 15 mins from Vincentia and Huskisson. The location is fantastic and you get to enjoy the beautiful sunsets from the back deck, and if you are a nature lover, you will not be disappointed with the myriad of wildlife that this location has to offer.

The Lake House at Erowal Bay is a rustic family home which sleeps 12. The open kitchen has a dining table for the children. The large living area at the back of the house with main dining table also offers lounges and wood fire place. Thecabin style living area looks out to the water of St Georges Basin. At the front of the house is the first bedroom with a queen size bed and sun lounge, the second bedroom had a double bed and the bunk room sleeping six is also in this area. The bathroom and laundry are both large and well equipped. At the back of the house, leading off the porch is a parents retreat with water views, queen size bed, ensuite and day bed.

** WiFi, Internet, Netflix or Pay TV – will I have it? **

This property does have Wi-Fi and a username and password will be provided for that in your pre-arrival email. You may use the house WiFi with no guarantee of reliability or bandwidth by us or the owner. If internet access is critical during your stay, please make sure that you have a Plan B!

There is plenty of room to relax on the back porch while watching the kids play cricket on the waterfront reserve. There is also a picnic bench for you to enjoy evening BBQs on the water’s edge. The property has some canoes under the house, and if you use them, you do so totally at your own risk – please be aware of this.

The Lake House at Erowal Bay can be opened up to create a lovely breeze in the summer. The wood fire will keep you cosy warm during winter. Abundant louvre windows through out the property let in any hint of breeze creating a refreshing air flow.
