** How is the property laid out? **

Enjoy the comfort of this light filled home with lofty, vaulted ceilings, exposed brickwork feature walls and carpet underfoot throughout the living area and bedrooms. Purpose built to take advantage of the amazing views and natural sea breeze, this wonderful split level home will not disappoint.

On the entry level are three bedrooms: a queen with ensuite, walk in robe and views over the beach, another queen and a twin room with two single beds. Opposite the twin room is the main family bathroom with generous shower, vanity and toilet.

On the upper level is the open plan living and dining area openout to a deck looking out to the beach. The living areaincorporates a large flat screen TV with DVD player (with a selection of DVDs to suit most ages), and music system. There is a large dining room table, leather lounge and chairs to relax and enjoy the views.

The fully equipped kitchen has an electric wall oven, built in microwave, dishwasher, large fridge and an eat-in breakfast nook.

A staircase leads down to the ground lower level where you will find a spacious games room withdoors to a fenced back garden. There is a playstation with a large selection of games along with a selection of DVDs to keep the kids entertained.

The laundry has a washing machine, clothes dryer and ironing facilities. Another bathroom with shower, vanity and toilet is accessed through the laundry.

Tranquility is a very stylish, well equipped and comfortable beach house. It has contemporary decor and artworks, lovely gardens, a quiet setting, and a rear entertainment area that adjoins natural bushland. A Hyams classic that will not disappoint!

Located at the top of Hyam Road and adjoining the National Park, Tranquility is situated in a quiet area of Hyams Beach with bush walks from the back door. It is also an easy walk to the beaches and cafe.

The Shed celebrates an industrial aesthetic with magnificent five and a half metre high ceilings, polished concrete floors, expansive glass and many unique details throughout.

How is the property laid out?

The Shed is single level with three bedrooms and two bathrooms. The master king bedroom has views to Walker’s Beach with an ensuite with bath, shower and deluxe bathrobes. The queen bedroom has French doors opening onto the garden, and the bunkroom has two sets of bunk beds (four single beds), lounge, smart TV with Netflix, and DVD player, Sony PlayStation, games and plenty of room for the kids to play.
The main living area features an open plan lounge and dining area capturing the magnificent farm and ocean views with a galley kitchen. This flows onto the northern lawn and covered eastern terrace. The dining table seats ten comfortably and is separated from the lounge by an impressive double-sided wood fireplace. The industrial style galley kitchen is generously stocked and has everything you should need including Nespresso coffee machine. The breezeway space features an impressive four metre glass fold up door and sliding wall to truly make this an exceptional indoor/outdoor space – whatever the season.

WiFi, Netflix, Pay TV – will I have it?

Complimentary WI-FI is available at The Shed and a password will be provided in your pre-arrival email, or will be available at the property. Please note however that neither the agency nor the owner can guarantee 100% that the WiFi will work, and no compensation will be payable if problematic. If important, please therefore always have a back up plan.

What about outdoors?

The Shed. Gerroa is on one acre of lush green grass and is surrounded by 100 acres of neighbouring farmland. Take in the views while enjoying the 3.5m diameter plunge pool. Dine alfresco at the outdoor table for 10. Disconnect while you lounge around the firepit and watch the kids climb trees, play on the swings and explore! You may be lucky to catch the neighbour’s friendly cows when they come to the fence to say hello.

Staying warm or keeping cool?!

The double-sided industrial open wood fireplace is a stand out and central to the living space. There are also ceiling fans in the living/dining/kitchen and bedrooms. All bedrooms have electric heaters and there is also a large gas heater in the breezeway while the bathrooms enjoy radiant heaters.

What about sheets, towels and other supplies?

All linen and bath towels are provided at this property. Please however bring your favourite beach towel!

Parking for cars, boats etc?

There is off street parking for 4 cars.

There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of January.

Another few steps takes you up into the large open plan living area and designer kitchen with ocean views from every window – just step through the glass doors onto the wrap around deck to soak up the sun or enjoy a cool breeze while taking in the magnificent panorama.The house is decorated in a contemporary style with a fresh cool decor and simple modern furnishings. It is well equipped with quality appliances and includes gas heating, bbq, ceiling fans & a large laundry.The main bathroom has a huge walk-in shower plus a luxurious tub and separate toilet. Also on this level are two big bedrooms each with two single beds, another double bedroom, plus a small sitting area opening onto a deck and the garden at the rear of the house.

There is a sitting area with spectacular views of the beach, two sofas, coffee table, desk area and selection of books. The living and dining areas are open plan with a large corner sofa, open wood fireplace, TV, DVD and CD player and dining table to seat six.

The gourmet kitchen has a six burner gas cook top, large oven, microwave, fridge and dishwasher. There is also an internal laundry: washing machine, clothes dryer and ironing facilities.
