Normandie Park is a 207 acre working cattle farm, set in the green pastures of Exeter and featuring a stunning modernist home. The home was built in 1962 by renowned architects Allen Jack + Cottier. Built in the modernist pavilion style, it is surrounded by established gardens and paddocks filled with grazing cattle. Large windows in every room bring in views of the gardens and pastures, giving you a wonderful sense of place. The lounge room opens onto a large verandah, a perfect space to sit and enjoy the country atmosphere. During the colder months you can relax in front of the fireplace. Outside you can walk the grounds, explore the established gardens and view the grazing angas steers. Normandie Park is a 5 minute drive from the town of Exeter. Moss Vale is a 10 minute drive, and Bowral a 25 minute drive away. The St. Maur and Sally’s Corner vineyards are just down the road. The wineries, wedding venues and other attractions of the Southern Highlands are all within easy driving distance.

**How is the property laid out?**

You approach the house up a long driveway that winds its way past cow paddocks and underneath long established trees. When you arrive at the house, you enter through the large front door into the entry foyer. Turning left off the foyer takes you to four of the five bedrooms, two with ensuite. The other two bedrooms share a bathroom. Turning right off the entry foyer takes you into the large living room with lounges, large television, fireplace and stunning views over the established gardens. Adjoining the living room is the dining room with a large dining table. There is a large, modern kitchen fully stocked with cutlery, crockery, glassware and utensils. The kitchen opens onto an internal courtyard with bbq and outdoor dining table. Moving past the kitchen you will find two more bedrooms, one of which has an ensuite, and the laundry with washer and dryer.

This property does have Wi-Fi. A username and password will be provided in your pre-arrival email. You may use the house Wi-Fi with no guarantee of reliability or bandwidth by us or the owner. If internet access is critical during you stay, please make sure that you have a Plan B.

Normandie Park is a working cattle farm with extensive grounds. Guests are welcome to explore the gardens and lawns surrounding the house.

High quality sheets and towels are provided at Normandie Park.
Toilet paper, kitchen soaps, guest soaps and some other supplies are also provided, but please be prepared to top up during your stay as needed. Relax around the pool or on the spacious deck while breathing in the fresh air at this Foxground property set on acreage halfway between Berry and the beach. The swimming pool and fireplaces make this the ideal house for family entertaining and relaxing.

Ellengowan is ideally suited for a large family gathering, or two families going away together. Groups of ten or more adults may be permitted, but only once we have an understanding of the age, nature and make up of the group. Party groups, bucks, hens or other rowdy gatherings are definitely not permitted at Ellengowan – sorry.

There is an unfenced creek on the property, small children must be supervised by an adult at all times.

Friendly horses live in a paddock near the entry to the property you are welcome to pat them, but please keep gates closed at all times.

Ellengowan is located in the beautiful rural valley of Foxground. The property is private and secluded but only a 15 minute drive away from Gerringong’s shops, cafes and Werri Beach.

Ellengowan is the perfect property for those that want to relax surrounded by nature! The house has a warm, cozy, country feel and is perfect for two families. There is plenty of room to explore, play and relax.

** How is the property laid out? **

Ellengowan is a single level farmhouse suitable for ten adults and four children. There are three king rooms, one double room, one queen room and twochildren’s rooms, with two single beds, one of the children’s rooms can also be used as a play room with a selection of games and toys. There are three bathrooms all with vanity, shower and toilet and one with a claw foot bathtub.

Ellengowan has two living areas, the first has four comfortable sofas, a wood fireplace, flat screen TV and sliding doors that open to the deck. The main living area has a flat screen TV, twosofas and is divided from the dining room by a double sided wood fireplace. In the dining area there is a huge timber table with seating for 16. The kitchen is well stocked with appliances, has a dishwasher, fridge/freezer, microwave, gas cooktop, kettle, toaster, coffee plunger and a servery window leading out to second living room. There is also a laundry with dryer, second fridge, washing machine and sink.

** WiFi, Netflix, Pay TV – will I have it? **

This property provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property. Please note however that neither the agency nor the owner canguarantee 100% that the WiFi will work, and no compensation will be payable if problematic. Ellengowan has great outdoor areas. There is a veranda that wraps around the back half of the house. An above ground full fenced pool set into the deck, next to the pool is an outdoor setting with umbrella, two large day beds, and multiple deck chairs and sun lounges. Step down five steps to another level of the deck with a firepit overlooking the creek. There is also a vegetable garden, trampoline and children’s swing on a tree.

** Staying warm or keeping cool?! **

Ellengowan has three wood fireplaces to keep you cozy in winter. There are ceiling fans in some bedrooms and portable fans provided to keep you cool in summer.

This home has recently undergone significant updates. You will find quality linen, a new TV and a new BBQ. All the bedrooms either upstairs or at the back of the house and all living areas are at the front facing the beach. There are three bedrooms, two queens and one with two singles, all with built-ins and ceiling fans, the main also having an en-suite and private balcony. There is a bath and separate laundry, and open plan kitchen and dining that overlooks the slightly sunken lounge. This gives access to the outdoors via a glass sliding door.

Unwind in stylish comfort! This tastefully renovated and well furnished home adjoining the Jervis Bay National Park has an enormous deck with views, views, views! Close to the beach, but far enough from the crowds, Unwind at Hyams Beach will draw you back again and again.

Unwind has a steepish driveway, but is easily navigable if you take care.

** Where will I be? **

Unwind at Hyamsis located on the uphill side of Tulip Street, equidistant to Little Hyams and Chinamans Beach. The cottage is a relaxed beach house with expansive views over Jervis Bay. The new large deck has a commanding position allowing easy outdoor living in a private protected space. There is also a good garden for the kids which adjoins native bushland at the rear of the property.

Unwind has amazing views, a good garden, and is casual and comfortable. It offers great value for money and is a great option either for couples or a family.

** How is thr property laid out? **

Unwind is accessed from sliding doors off the new front deck. There is space for parking two cars under the deck. The door opens into open plan lounge / kitchen / dining area. The main bedroom is at the front of the house. The second bedroom is located off the lounge area and the third new large bedroom is in a quiet location at the back of the house.

The Tree House is a large, spacious and secluded beach house option – with plenty of parking, and a great entertaining deckwith views to Jervis Bay. The house is spread over three levels with room for everyone and a self-contained downstairs flat for a couple.

The Tree House is located on the first road into Hyams Beach, Booderee Avenue. It is set high off the road and is within easy walking distance to the beaches and the Hyams Beach Cafe.

The Tree House is large open home set over three levels. At the front there is a large entertaining deck with BBQ. The entire family is catered for with this home as there are two separate living spaces and three bathrooms.

** How is the property laid out? **

The Tree House is spread out over three levels. In terms of layout, a floor plan is provided, however the ground level has undercover parking for two cars as well as a self-contained bedroom separate from the house. On the first / middle level is the dining area then kitchen and living space, including a wood fire place. Also on this level is a bathroom and a bedroom with a king size bed. On the third / top level there is another sitting room, the remaining three bedrooms, a shared bathroom.

The Lake House is located on the St Georges Basin at Erowal Bay on the waterfront reserve. The house is also an easy walk to the Erowal Bay General Store, bottleshop and takeaway. Erowal Bay is also only a five minute drive from Hyams Beach and the Booderee National Park, and 15 mins from Vincentia and Huskisson. The location is fantastic and you get to enjoy the beautiful sunsets from the back deck, and if you are a nature lover, you will not be disappointed with the myriad of wildlife that this location has to offer.

** How is the property laid out? **

The Lake House at Erowal Bay is a rustic family home which sleeps 12. The open kitchen has a dining table for the children. The large living area at the back of the house with main dining table also offers lounges and wood fire place. Thecabin style living area looks out to the water of St Georges Basin. At the front of the house is the first bedroom with a queen size bed and sun lounge, the second bedroom had a double bed and the bunk room sleeping six is also in this area. The bathroom and laundry are both large and well equipped. At the back of the house, leading off the porch is a parents retreat with water views, queen size bed, ensuite and day bed.

** WiFi, Internet, Netflix or Pay TV – will I have it? **

This property does have Wi-Fi and a username and password will be provided for that in your pre-arrival email. You may use the house WiFi with no guarantee of reliability or bandwidth by us or the owner. If internet access is critical during your stay, please make sure that you have a Plan B!

** What about outdoors? **

There is plenty of room to relax on the back porch while watching the kids play cricket on the waterfront reserve. There is also a picnic bench for you to enjoy evening BBQs on the water’s edge. The property has some canoes under the house, and if you use them, you do so totally at your own risk – please be aware of this.

** Staying warm or keeping cool?! **

The Lake House at Erowal Bay can be opened up to create a lovely breeze in the summer. The wood fire will keep you cosy warm during winter. Abundant louvre windows through out the property let in any hint of breeze creating a refreshing air flow.

** What about sheets, towels and other supplies? **

The Lake House at Erowal Bay does not provide linen. If you would prefer we can direct you to a linen service provider, otherwise the following items should be brought with you; sheets (top and bottom), pillow case, towels, hand towels, bath mats and tea towels.

** Parking for cars, boats etc? **

There is enough parking for three cars in the driveway at The Lake House at Erowal Bay.

** Is my dog or cat also welcome to stay? **

Yes! The Lake House at Erowal Bay is a pet friendly home. Please bring a bed for your dog, and do not allow them on the beds or furniture. Please also clean up after your pet, and note the yard is not fully enclosed.

** What are the minimum stay rules? **

There is a minimum two night stay for all bookings, which changes to seven night blocks during the peak period. The peak period runs from mid-December to end of the Australia Day long weekend in January. Easter also requires a minimum four night stay and a minimum three nights during all long-weekends.

** Are there any special Peak Season rules? **

Please note that during the peak period our properties have designated changeover days so as to make the rosters manageable for our cleaners.We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.

The Beachstead is located one street back from the famous Seven Mile beach. Walk five minutes down the road to the northern end of the beach, where the crooked river flows into the ocean, a perfect spot for paddling! Gerringong is a seven minute minute drive away, with a great selection of cafes, shops and restaurants.

** Why choose The Beachstead? **

This is a great family beach house with delightful touches in the decor and mesmerizing views of the ocean.

** How is the property laid out? **

The Beachstead is a single storey home with the garage below the house.There are three bedrooms: Bedroom One with one queen bed, TV, wardrobe and ensuite;Bedroom Two with one double bed and wardrobe, and Bedroom Three with one king single bed and one trundle bed.

There are two bathrooms, the main with bath, shower, vanity and toilet, the second is an ensuite to the main bedroom with shower, vanity and toilet.

The kitchen, dining and living are open plan, the are surrounded by a large wrap around entertainment deck at the front of the house with views down Seven Mile Beach, Crooked River and across to the Illawarra Escarpment (mountains). In the kitchen there is a dishwasher, microwave, and free standing oven and cooktop. The living room has a HD LCD TV and DVD player and Bluetooth speaker system. There is also a laundry with a washing machine and downstairs the garage has been converted to a games room with a table tennis table.

** WiFi, Netflix, Pay TV – will I have it? **

Sorry, this property does not provide WiFi. Please make alternative arrangements, or plan to switch off and fully relax during your stay!

** What about outdoors? **

Sheltered and fully fenced back garden, this home offers privacy and security, yet has the beach just down the road! There is an outdoor shower in the garden for trips back from the beach.The large verandah at the front of the house faces the ocean, river and escarpment and has an outdoor table and chairs and a lockable gate for child safety. There is also an undercover back deck with outdoor table, chairs and gas BBQ.

** Staying warm or keeping cool?! **

The Beachstead has ceiling fans in the living/dining area and bedrooms. There are electric heaters for the cooler months.

** What about sheets, towels and other supplies? **

Sheets, pillows, blankets or doonas, linen and bath towels are provided at this property. Please however bring your favourite beach towel!

Take Time is a basic, older style, yet large and affordable beach house that sleeps up to 12 people.Please bookit as such, with the photos accurately depictingthe house and its furnishings. Ithas a fully self contained flat downstairs that is rented with the rest of the house. Take Time is suitable for a large family gathering or a group who wants a casual, comfortable and well priced beach house. Please keep in mind to BYO sheets and towels!

Take Time is located particularly close to some of the neighbouring properties, so please keep noise levels down and please take entertaining inside after 10pm.

** Where will I be? **

Take Time is situated at the southern end of Hyams in relaxing bush surrounds. It is only a 300 metre walk to the main beach at Hyams, and an easy walk to the Cafe. Its pocket of Hyams also has lovely bird and a pretty creek nearby.

** Why choose Take Time? **** **

Open plan living in a bush setting with an open fire for cosy nights, this expansive house is big enough to accommodate a large group with privacy. Please be aware that this is a casual, comfortable, older style beach house, as per the photos

** How is the property laid out? **** **

This large family home has six bedrooms – three upstairs and one downstairs (accessed via a spiral staircase), and two additional bedrooms in adownstairs flat with separate access. The main house also has a kids games room equipped with a fusball machine. The upstairs living area is expansive and the kitchen has modern appliances. The home has two bathrooms – one for upstairs and one for downstairs, plus an internal laundry.

** WiFi, Internet, Netflix and Pay TV – will I have it? **

NBN is progressively rolling out along the South Coast of NSW. If your house does have internet and if the owner makes it available to guests, you mayuse it with no guarantee of reliability or bandwidth by us or the owner. If you bring an internet dongle with you, the best network is generally Telstra. Otherwise, use your smart phone only during your stay or find a local cafe or library that offers free wifi. If internet access is critical during your stay, please make sure that you have a Plan B!

** What about outdoors? **

The rear yard is fully fenced with a smaller secure pet area. There are two outdoor showers on either side of the property. There are upstairs and downstairs decks, a rear BBQ area and an outdoor firepit – plenty of speace for the kids to run around, and for entertaining!
