Studio Cottage is a truly unique property that offers guests a charming country getaway. The cottage was built by artist Ray Crooke as his studio in the 1970s. The sandstone he used was originally hand quarried by convicts and was reclaimed from the old Kerrigans Inn. The cottage has a wonderful cozy feel to it and is a wonderful retreat to come home to after a day exploring the Southern Highlands.

Studio Cottage is located within the Little Forest complex, a collection of 7 cottages spread across 42 acres of grounds. Your cottage will have its own private spaces, but please be aware that other guests may be around as well. There are two other cottages as well as the Angas Carriage in immediate proximity to your cottage so please do expect to occasionally see your neighbours. Communal spaces include the lawns, gardens, driveway and trails, but you will have plenty of privacy as well. The Little Forest complex has a bush setting and is circled on one side by the Sydney – Melbourne railway line. As a result, trains are audible at times, and for any kids, part of the fun! Little Forest also has various trails throughout its 42 acres, but please keep children supervised at all times due to wildlife, unfenced dams and trains.

** How is the property laid out? **

Studio Cottage is reached down a tree-lined country drive way. You approach the house through beautiful gardens and enter into a charming country kitchen and dining area. Just off the dining area is a living room with fireplace, comfortable lounges and television. Also leading off from the kitchen is the master bedroom with ensuite. Upstairs is the second bedroom with two single beds. Both bedrooms share the master bedroom ensuite.

** Wi-Fi, Internet, Netflix or Pay TV will I have it? **

This particular property does NOT offer Wi-Fi. If you bring an internet dongle with you, the best network is generally Telstra. Otherwise, it’s best to use your smartphone only during your stay or find a local cafe that offers free Wi-Fi. ** What about outdoors? **

Studio Cottage has a slow combustion fireplace downstairs. There is a free standing heater in the bathroom. The cottage does not have air conditioning.

High quality sheets and towels are provided at Studio Cottage.

Toilet paper, kitchen soaps, guest soaps and some other supplies are also provided, but please be prepared to top up during your stay as needed. Eco Cottage are Oatley Cottage are slightly removed from the other cottages and provide a little more privacy for occupants.

All cottages are heated, either by fireplace or electric radiator or, in some cases, both. Some cottages have air conditioning, and those that dont have fans.

This pretty country cottage has been built to provide a comfortable stay with a low ecological impact. This has been achieved with a water tank, low energy hot water system and enviro cycle septic system. The cottage makes use of recycled timber, windows and materials. The Pavilion at Hyams – 4pm Check Out Sundays

The Pavilion’s large windows throughout the house frame views of the bay and bush. There are four decks offering both sunny and shady retreats. You’ll feel like you’re living in the treetops, though so close to the main beach and Hyams Beach Cafe.

The Pavilion is located at the southern end of Hyams Beach just up from Hyams’ main beach. It is a stroll down the hill to the Hyams Beach Cafe and around the corner to the Jervis Bay National Park where there are walks through to Booderee National Park.

Polished floorboards, plenty of natural light, forest setting, district views with good water glimpses.

** How is the property laid out? **

Downstairs, the front bedroom has water glimpses and the cosy central bedroom is ideal for late sleepers. Two bedrooms have queen size beds, with one bedroom having king singleswith electric blankets and doonas provided in winter.

The large lounge room is comfortably furnished, so you can chill out with a book, unwind with your favourite music from the ipod-compatible stereo, watch a DVD or challenge your companions to a board game. Equipped with all the essentials to make cooking a pleasure, the kitchen includes a ceramic cook top, oven, microwave, and dishwasher.

The adjacent dining room has views of the bay and comfortably seats eight. Alternatively, you can breakfast with the birds on the front deck or enjoy a casual BBQ on the spacious, bush-facing rear deck.

The modern bathroom has a deep bath, as well as a shower, and there is a separate toilet. The additional hot/cold shower in the courtyard is perfect after a morning at the beach.

Rowse House is a casual and comfortable holiday home in a prime location – across the road from a park, with great views from both levels of Jervis Bay and beautiful Chinaman’s Beach! Sleeping nine people across four bedrooms, this double storey, somewhat classic beach house home is a great option for your holiday.Please keep in mind to BYO sheets and towels or contact our office for local linen hire options.

** Where will I be? **

Across the road from the only park in Hyams Beach and with lovely views across the bay and down to Chinaman’s Beach, Rowse House can’t be beaten for location. The Hyams Beach Cafe and your pick of three beaches are also within easy walking distance. You areon the prime waterfront strip of Cyrus Street, with no other houses in front. If that wasn’t enough, Booderee National Park and the nearby towns of Huskisson and Vincentia are only a short drive away!

** Why choose Rowse House? **

Built and owned by the same family since 1951, Rowse House has been a labour of love over the years, and retains much of it original, casual and comfortable charm. It is an older style home but a solid ‘crowd favourite’. Sit back and enjoy the ocean views from the lovely deck or upstairs balcony, or let the kids run around in the spacious backyard.

** How is the property laid out? **

Entry toRowse House is from the rear. On the downstairs level is a bedroom with a double bed, the kitchen, living and dining area, as well as a combined bathroom/laundry and separate toilet. Upstairs there is a bathroom and three bedrooms: one with two single beds, the second with one double bed and one single bed, and the third with a queen bed. Two of the upstairs bedrooms access a balcony with fantastic views of Jervis Bay. There is also a bathroom on the second level.

This stylish, contemporary and attractive waterfront home is a great option for your family or friends getaway. The house with full width verandah has beautiful north facing views of Jervis Bay, and you will be pleasantly surprised by the beautiful Orion beaches on your doorstep! Please keep in mind to BYO sheets and towels.

Please note that due to the nature of the bunk beds in the property, Harlequin Beach House is not suitable for more than 10 adults.

** Where will I be? **

Harlequin Beach House has direct beach access across the cycle path. The house is set well back from the cycle path allowing a great feeling of privacy. The local shops are close by, as are the towns of Huskisson and Hyams Beach. The boat ramp at Plantation Point is 450 metres down the road.

** Why choose Harlequin Beach House? **

Harlequin Beach home is a spacious, well designed, well built and beautifully appointed home. The clever design makes the most of the natural light views of the bay, and the well appointed kitchen is a dream to cook in.

** How is the property laid out? **

When you enter Harlequin Beach House you will find the bunk room immediately to your right and the laundry to your left. Further down the hall you will find the shared bathroom, plus a third toilet, the two bedrooms both with a queen and king single bed as well as the entrance to the courtyard and BBQ area. At the end of the hall is the master bedroom, with ensuite and king bed, as well as access to the verandah with views over the bay to wake up to. The open plan kitchen/dining/lounge area have views of the bay and access to the wide verandah, a perfect place to sit back and relax!

You can not beat the views from large full width verandah and an outdoor shower to wash off the beach sand.You are also welcome to use the bikes at Harlequin Beach House to enjoy the nearby cycle path. There are two men’s, one ladies and two boys’ bikes available for your use, just remember to bring your own helmets.

Harlequin Beach House has reverse cycle air conditioning in the open plan living area for year round comfort, along with ceiling fans and electric heaters in the bedrooms.

90 OCEAN’S EDGE, Gerroa – 4pm Check Out Sundays!

This waterfront cottage is a delightful coastal escape! This property is neat as a pin, with simple open plan living and uninterrupted ocean views. Laze on the deck watching for whales, dolphins or board riders out at sea.

** PLEASE NOTE – There is currently building works taking place next door to this property. The work is carried out between Mon-Fri 7am – 4pm. The builders will not be working on the weekends. The project is due to be fully completed in January 2021. From November 2020 the remaining works will be internal and should have little to no impact on your stay.

** Where will I be? **

90 Ocean’s Edge is perched on a cliff at Gerroa giving you uninterrupted views across Seven Mile Beach below. Although you can’t access the beach directly from the property, you can walk along the headland for ten minutes to stairs that lead down to the beach. Gerringong is a seven minute minute drive away with a great selection of cafes, shops and some restaurants.

90 Ocean’s Edge is located on the headland above Seven Mile Beach at Gerroa, within walking distance to the south end of Seven Mile Beach and the Crooked River lagoon. (You can hire kayaks from Seven Mile Beach Holiday Park).This property has some of the best views of Seven Mile Beach from the back deck.

** How is the property laid out? **

90 Ocean’s Edge is a single level property but is built up on posts to take advantage of the view. There is a ramp up to the front door.

There are two bedrooms, one queen bedroom which can open up to the open plan dining/living room via the timber shutters. The second bedroom has two king single beds and one trundle bed. There is a bathroom/laundry with shower and washing machine.

The living, dining and kitchen are all open plan with amazing views of the beach.

** WiFi, Netflix, Pay TV – will I have it? **

This property provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property. Please note however that neither the agency nor the owner can guarantee 100% that the WiFi will work, and no compensation will be payable if problematic. If important, please therefore always have a back up plan

** What about outdoors? **

The grounds at the back of the property are unfenced and open to a reserve. You can walk along the headland at the back of the property and down to the beach. There is also a deck of the living area with chairs, table and gas BBQ.

** Staying warm or keeping cool?! **

90 Ocean’s Edge has reverse cycle air-conditioning for year round comfort. Large sliding doors in the living area can be open up to provide ocean breezes in summer. Portable heaters and fans also provided.

** What about sheets, towels and other supplies? **

Sheets, pillows, doonas, linen and bath towels are provided at this property. Please however bring your favourite beach towel!

** Parking for cars, boats etc? **

There is off street, open air parking for up to three cars on the driveway to the left of the house. Please be aware the driveway is a little steep.

** Is my dog or cat also welcome to stay? **

** What are the minimum stay rules? **

There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of January.

** Are there any special Peak Season rules? **

Please note that during peak season, our properties have designated changeover days to make the cleaning rosters manageable. We also do not generally schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
