** Where will I be? **

Harlequin Beach House has direct beach access across the cycle path. The house is set well back from the cycle path allowing a great feeling of privacy. The local shops are close by, as are the towns of Huskisson and Hyams Beach. The boat ramp at Plantation Point is 450 metres down the road.

Harlequin Beach home is a spacious, well designed, well built and beautifully appointed home. The clever design makes the most of the natural light views of the bay, and the well appointed kitchen is a dream to cook in.

** How is the property laid out? **

When you enter Harlequin Beach House you will find the bunk room immediately to your right and the laundry to your left. Further down the hall you will find the shared bathroom, plus a third toilet, the two bedrooms both with a queen and king single bed as well as the entrance to the courtyard and BBQ area. At the end of the hall is the master bedroom, with ensuite and king bed, as well as access to the verandah with views over the bay to wake up to. The open plan kitchen/dining/lounge area have views of the bay and access to the wide verandah, a perfect place to sit back and relax!

** WiFi, Internet, Netflix or Pay TV – will I have it? **

This property provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property. A Google Chromecast is fitted to the main TV to allow your own usage of Netflix etc

** What about outdoors? **

There are so many great outdoor options at Harlequin Beach House, including a good sized front lawn, and the glass sliding doors lead straight to the internal courtyard that provides adequate shelter from any north-easterly wind, or just a sunny outdoor space in cooler months. You can not beat the views from large full width verandah and an outdoor shower to wash off the beach sand.

You are also welcome to use the bikes at Harlequin Beach House to enjoy the nearby cycle path. There are two men’s, one ladies and two boys’ bikes available for your use. Please bring your own helmets and please check the bikes first as you will be using them totally at your own risk – thanks.

** Staying warm or keeping cool?! **

Harlequin Beach House has reverse cycle air conditioning in the open plan living area for year round comfort, along with ceiling fans and electric heaters in the bedrooms. The bathrooms also have under floor heating and heated towel rails. In summer, a lovely northeasterly breeze typically blows through the house from late morning onwards.

** What about sheets, towels and other supplies? **

Harlequin Beach House does not supply linen. Guests should bring their own or we will supply the names of linen hire options in your pre-arrival email.

Should you choose to supply your own linen the following will be required: top and bottom sheets, pillow cases, bath and beach towels, hand towels, bath mats, and face cloths.

** Parking for cars, boats etc? **

There is plenty of parking at Harlequin Beach House. There are two parking spaces inside the garage, as well as off street parking for up to six cars, so plenty of room to park a boat as well.

** Is my dog or cat also welcome to stay? **

Yes! Pets are welcome to stay at Harlequin Beach House (in a fully secure yard) subject to the following:

– Please do not allow wet or dirty dogs in or through the house
– Absolutely no dogs on the furniture
– Please bag and dispose of doggy waste appropriately
– Please clean up dog hairs or anything else inside the house before your departure – thank you!

** What are the minimum stay rules? **

There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of the Australia Day long weekend in January.

** Are there any special peak season rules? **

** Berry Accommodation **

The undulating 19 acre property offers privacy, serenity and a wonderful location for a large family get together. Relax by the private pool with family and friends, enjoy picnics on the creek banks or indulge in the spacious games room complete with pool table and arcade games.

Grovebrook Farm House is a single storey home with a main house and separate two bedroom cottage.

In the main house there are four bedrooms: one very large room with a king bed, one with a queen bed and one with two singles; all with bedside tables and lamps and French doors to the verandah. The fourth bedroom has a king single bed and a single trundle bed.

There are three bathrooms, an ensuite bathroom to main bedroom, with shower, vanity and toilet, a main bathroom with separate shower and two person bath and separate toilet, and a third bathroom with bath, separate shower and vanity and separate toilet.

There is a large open plan fully equipped kitchen, breakfast dining and a living area that opens out onto the swimming pool enclosure. Four Loralyn on the water, St Georges Basin – 4pm Check Out Sundays (except Peak season)!

Four Loralyn is a fully refurbished and beautifully equipped waterfront house – comfortably accommodating 8 adults and 4 children in 4 bedrooms and over 2 levels. The home has two upstairs decks, one with magnificent water views, and the downstairs rooms flow through to lawns that run down to the water’s edge. This home away from home is the perfect entertainer for a big family gathering, with plenty of secure covered and off-street parking for boats and car!

Please take care with young children at the water’s edge. The St Georges Basin is generally a safe and shallow water environment, but children should be supervised at all times.

Four Loralyn is in St George’s Basin, a suburb that takes its name from the beautiful basin of water that is right in front of the property – offering peaceful views, fantastic birdlife, watersports and fishing. Four Loralyn is a 1,423m2 block of land, so there is plenty of outdoor space for everyone! Outdoor features include plenty of off street parking, a covered carport area for the kids, an undercover outdoor area downstairs, two decks upstairs, and then of course the lovely lawns that flow down to the water’s edge where you will find an outdoor fire pit and picnic table at the waters edge – perfect for watching the sunsets! Access to the water for swimming is also easy with no steep drop off and relatively shallow water.

** Keeping warm or keeping cool?! **

Four Loralyn has a reverse cycle air conditioning (for heating and cooling in the main living area upstairs), ceiling fans in every bedroom and a panel heater downstairs. On a cooler day or for a winter weekend away, the wood heater upstairs will keep you warm and give great atmosphere to the room!

** What about sheets, towels and other supplies? **

High quality sheets and towels are provided at Four Loralyn, beds will be made up for your arrival. Please bring your own beach towels!

Toilet paper, kitchen soaps, guest soaps and some other supplies are also provided, but please be prepared to top up during your stay as needed. FAIRVIEW + STUDIO, Gerringong – 4pm check out Sundays (except Peak season)!

Fairview is an 1885 farmhouse, located right in the heart of Gerringong, with beautiful district views. It is set on a large block with lovely trees and has all its original features – timber floor boards, beautiful fireplaces, gorgeous old door fittings, high ceilings and cobalt blue stained glass in the front door.
The detached studio is ideal for 2 families to holiday together or larger groups.

** Where will I be? **

Fairview is located very centrally in Gerringong and Werri Beach only a four minute drive from the house. The famous Seven Mile Beach at Gerroa is also only a five minute drive away.

Fairview has a great central location within easy walking distance of Gerringong’s main street, close to restaurants, shops and cafes. Fairview is a beautiful, character filled house with a big private backyard. The modern open studio is bright and airy and enjoys beautiful views over the local oval and beyond.

** How is the property laid out? **

Fairview is a single storey farmhouse with three bedrooms.
Bedroom 1 has a king bed and ensuite bathroom; Bedroom 2 has a double bed; and Bedroom 3 has a wooden tri-bunk (double bed below, single bed above). There is also a sofa bed in the second living room for one extra person.

There are two bathrooms, the ensuite to the king room, with clawed iron bath, shower, vanity and toilet and the main bathroom with shower, vanity and toilet.

At the back of the house is the open plan living, kitchen and breakfast room. The living area has large leather sofas, a breakfast table with chairs, flat screen TV, DVD player, CD player, iPod dock and wood combustion fireplace. Three sets of sliding cedar and glass doors open out onto the spacious back garden. The kitchen is modern and very well-equipped.

The central hallway leads to a dining room with large table and six chairs, a small study with black and while tiled floor, a second living room with an open fireplace, sofas and a fold out sofa bed for one extra person. There is an external laundry accessed from the back wooden deck.

Please note the double wood fireplace is non operative.

The studio at Fairview is two storey. Downstairs is open plan with dining, kitchenette and screened bunk beds; the shower bathroom is also at this level. Upstairs is the large master bedroom with queen bed and full length balcony and beautiful rural views.

** What about outdoors? **

The front veranda wraps around both sides of the house. The house is set back from the street and beautiful old trees offer seclusion. The block is surrounded by playing fields, with a high hedge providing privacy, and there is only one neighbour. The back garden is very large, with a trampoline. The sliding doors from the living area open out onto a wooden deck with outdoor dining table and benches, gas BBQ and umbrella.

Fairview has two fireplaces in each living room and heaters in all the bedrooms. For the warmer months there are ceiling fans in the main living area.
There is a ceiling fan in the master bedroom of the studio.

Araluen House is a luxurious, light-filled beach house only 5 minutes from Gerringong town! Relax with friends and family amidst stunning landscaped gardens and fish ponds, or head 100m down a short cut to the surf and sunshine at Werri Beach.

** Where will I be? **

Araluen House is an easy 100m walk to the famous surf spot at Werri Beach and the start of the Gerringong to Kiama Coastal Walk. Close by Araluen is Werri lagoon – a safe swimming area for younger children. A short, 5 minute drive away is Gerringong where you’ll find good coffee and a selection of nice restaurants. Minnamurra Falls is also close by – another great family outing!

The uniquely different spaces are what makes Araluen House special! There are four large bedrooms in the main house and then a much larger separate and very private space – the Bali Bungalow.

Downstairs in the main house- the master bedroom has a king bed, full length windows overlooking the pool and an ensuite. Bedroom’s 2 & 3 have queen beds, and are opposite a large shared bathroom with double shower. Adjacent to these are the laundry and the downstairs lounge with a full home cinema, surround sound and black out blinds!

Upstairs in the main house – bedroom 4 has a double and an ensuite with a bath. The kitchen area proves a fabulous place for everyone to congregate whilst cooking up a storm, and flows through to the indoor and outdoor dining and lounging spaces.

** Is my dog or cat welcome to stay? **

Yes! Pets are welcome to stay at Araluen House subject to the following:

Please do not allow wet or dirty dogs in or through the house
Absolutely no dogs on the furniture
Please bag and dispose of doggy waste appropriately
Lastly, please consider that not all guests bring dogs on holiday and we want everyone to enjoy a clean and fresh home.
Please clean up dog hairs or anything else inside the house before your departure – thank you!

** Is there any special information I should know about? **

This house has a stream and two fish ponds on site, so we do not recommend the property if you have small children who are unable to swim. Please be aware of this upon booking.

** What are the minimum stay rules? **

There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak Season runs from mid-December to the end of January.

** Are there any special Peak Season rules? **

Please note that during Peak Season, our properties have designated changeover days to make the cleaning rosters manageable. ** We do not schedule arrivals on Public Holidays. **

** Where will I be? **

Akora at Hyams is located in a prime position on the main access road into Hyams Beach. It is a very short stroll to the cafe and to the white sand beaches in Hyams. The house also has a beautiful bay vista from the upstairs deck.

Akora at Hyams is a large modern home that has been recently renovated in parts of the interior. You will enjoy the garden views, and the property offers two open living areas to give parents and children a bit of independence and space. ** How is the property laid out? **

Akora at Hyams is a large two storey house. The downstairs level comprises a welcoming entrance foyer, three bedrooms (one of which is the main with its luxurious 4 poster king bed), laundry, lounge / TV room, and an ensuite bathroom with shower and toilet. The upstairs level comprises of two bedrooms, and 2 bathrooms plus a separate WC. A large open planned kitchen, dining and living area boasts spectacular views of Jervis Bay, with large glass doors opening onto the verandah to really make the most of what this house has to offer.

** WiFi, Internet, Netflix or Pay TV – will I have it? **

This property provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property.

Please note however that neither the agency nor the owner can guarantee 100% that the Wi-Fi will work, and no compensation will be payable if problematic. If important, please therefore always have a backup plan.

** What about outdoors? **

Akora at Hyams has a large grassed area at the rear of the property. Please be advised that this area is not fully fenced. There is also an outdoor breakfast bar on the upstairs balcony and a gas BBQ.

** Keeping warm or keeping cool?! **

For heating, Akora at Hyams is equipped with various electric heaters and the downstairs living room also has a lovely fireplace! For cooling, all upstairs bedrooms have ceiling fans and alarge modern ceiling fan in the upstairs living room ensures that the ocean breeze is circulated throughout the house.

** What about sheets, towels and other supplies? **

Akora at Hyams supplies luxury linen and towels.Please however bring your favourite beach towel!

** Parking for cars, boats etc? **

Akora at Hyams has two dedicated parking bays, and a long side drive way providing additional parking for two cars and / or a boat.

** Is my dog or cat also welcome to stay? **
