** Where will I be? **

Villa San Gabriel is ideally located in Vincentia. The local shops are across the road and it is a two minute walk to Collingwood Beach. Huskisson, Hyams Beach and Booderee Park are all a short drive away.

** Why choose Villa San Gabriel? **

The large, north-facing balcony is sure to impress with ocean and hinterland views. Cook up a storm in the spacious kitchen with quality appliances or BBQ on the large entertainers deck.

** How is the property laid out? **

When you enter the main house you will find yourself on the ground level of the home. On this floor you will find two bedrooms, one with a queen bed and two singles, the other with a tri-bunk and single bed. There is also a bathroom and the laundry which has an adjacent shower and toilet.

Upstairs you walk into the open plan living area with spacious kitchen, generous lounge area and the dining area, off of which you access the large, north facing balcony. The three bedrooms upstairs all have queen beds, and you will also find a bathroom.

To the rear of the property you will find access to the ground floor apartment with its own separate entrance. The apartment has a bedroom with a queen bed, fully equipped kitchen and bathroom, as well as a second laundry. Ideal for the grandparents or guests that enjoy their own privacy.

** WiFi, Internet, Netflix or Pay TV – will I have it? **

This property does have Wi-Fi and a username and password will be provided for that in your pre-arrival email. You may use the house WiFi with no guarantee of reliability or bandwidth by us or the owner. If internet access is critical during your stay, please make sure that you have a Plan B!

** What about outdoors? **

There are many great outdoor options at Villa San Gabriel. Enjoy large entertaining deck with roof overhead and BBQ nook with exhaust fan. The entire property is fully fenced, with a separate, fenced rear garden.

** Staying warm or keeping cool?! **

There is air conditioning and ceiling fans to keep you cool in the Summer and a gas fire place in the living room and heaters in the bedrooms to keep you warm in the Winter.

** What about sheets, towels and other supplies? **

Linen and bath towels are provided at Villa San Gabriel. Though please remember to bring your own beach towels!

** Parking for cars? **

There is enough room to park four undercover at the back of the house, as well as one in front of the shed at the end of the driveway. There is also plenty of street parking along Excellent Street.

** Is my dog or cat also welcome to stay? **

Yes! The Villa San Gabriel whole house allows small indoor dogs only.(Please note: onlypermitted when booking this whole house configuration.)

** What are the minimum stay rules? **

There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of the Australia Day long weekend in January.

** Are there any special Peak Season rules? **

Please note that during peak season, our properties have designated changeover days so as to make the cleaning rosters manageable.

** How is the property laid out? **

Kendalls Beach Getaway consists of two dwellings, a main house and a cottage.

The main house is a two storey home that has been set up to sleep6 adults and 4 children comfortably.

Main house, downstairs – enter the property from downstairs, where you will find a living area, the main queen bedroom with an ensuite and the laundry.

Main house, upstairs – upstairs there is an open plan living, kitchen and dining area, along with the second bathroom and three bedrooms:one queen, one with two king singles and the third with a tri-bunk (double on bottom, single above) + atrundle bed.

The Cottage has an open plan kitchen, living and dining area. Down the hall are 2 bedrooms, one queen, and one with two single bunks (furnished with4 children in mind). There is a combined bathroom and laundry.

** WiFi, Netflix, Pay TV – will I have it? **

This property provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property. Please note however that neither the agency nor the owner can guarantee 100% that the WiFi will work, and no compensation will be payable if problematic. If important, please therefore always have a back up plan.

** What about outdoors? **

The main house has a full length upstairs balcony at the front of the house. The backyard is fully fenced with an outdoor dining setting, umbrella and a spa to make the most of the outdoors!

The cottage has a large undercover outdoor area which is protected from the wind. To the side of the cottage you also have a courtyard style garden.

** Staying warm or keeping cool?! **

The main house has reverse cycle air conditioning both upstairs and downstairs. All the windows have been fitted with flyscreens so you can let the breeze in without the bugs.There is reverse cycle air conditioning in the living room of the cottage for year round comfort.

Sheets, pillows, blankets & doonas, linen and bath towels are provided in this home. However please bring your own favourite beach towels.

There is parking for up to 4 small-medium sized cars on the driveway. There is also plenty of street parking.

Highland House for 16, Southern Highlands

This stunning Highland home is a beautiful combination of stone, glass and timber. It is one of the few Southern Highlands’ homes with a pool. With an oversized entertaining room, twoslow combustion wood fires, a gas fire and reverse-cycle air conditioning, it is a perfect retreat for a large group or a family gathering in all seasons. The decks have rural views over attractive gardens, a dam and the swimming pool.

** Please note: **

Highland House has a large dam on the property that is NOT fully fenced. Please take extreme care with young children on the property. The dam is located about 80 metres from the house.

** Where will I be? **

Highland House is situated in Colo Vale, a northern village of the Southern Highlands. The property is surrounded by small acreage properties, rolling hills and farmland – close to many of the famous wineries of the region. The house itself is surrounded by beautifully designed gardens that flow down to a paddock and a dam. Highland House is located down a long private driveway, off a small rural lane. The property is quiet and secluded. The towns of Mittagong and Bowral, plus many golf courses, wineries, wedding venues, restaurants or cafes are all an easy drive from the house.

Indicative distances are: 15 km to Mittagong, 20km to Bowral town centre,17km to Centennial Vineyards, 21 km to Bendooley Estate,100 km to Sydney and180 km to Canberra.

** Why choose Highland House? **

Highland House is truly an “escape from it all” location in the Southern Highlands. With roaring fires, vast entertaining areas, a pool and seemingly endless gardens and paddocks, it is a place to unwind and leave the stresses of the city behind. Keen chefs will enjoy the well equipped and spacious kitchen whilst the guests can comfortably spread themselves out over the large property.

** How is the property laid out? **

As per the floorplans provided, the house sleeps 16 across 5 bedrooms and 2 bathrooms. It also has a huge open plan living and dining area that forms the heart of the house. At one end of the house is a large king bedroom incorporating its own media room. A hallway leads to the further 4 bedrooms and the family bathroom. Two bedrooms have 2 queen beds in each (please note this), a smaller tri-bunk room is opposite and at the end of the hall is the expansive master suite with king bed, single bed, walk in wardrobe and ensuite.

** WIFI, internet, Netflix or pay tv- will I have it? **

Highland House has complimentary NBN. There is not a smart TV at the property so it is recommended to bring an HDMI cable or similar with you should you wish to stream from your own device. The kitchen also has a high quality Bluetooth speaker that you are welcome to connect to.

** What about outdoors? **

Highland House is set on 5 acres of lawns and gardens. The gardens have been beautifully designed into sections and guests will love to explore them. Beyond the gardens are paddocks with resident geese and a large dam. The pool is fully fenced and visible from the main entertaining space. Please be aware that Highland House has an Enviroswim freshwater swimming pool which uses a unique treatment technology, giving the water a slightly different appearance to chlorinated pools.

Please however take extreme care with young children on this property as the dam is NOT fenced.The dam is located about 80 metres from the house.

** Keeping warm or keeping cool?! **

The entire house has ducted air conditioning for heating and cooling. There are also 2wood burners,a gas fire and gas heater at the property. The house also has plenty of external doors and sliding doors that can be opened up to let fresh air in.

** What about sheets, towels and other supplies? **

High quality sheets and towels are provided at Highland House.

Toilet paper, kitchen soaps, guest soaps and some other supplies are also provided, but please be prepared to top up during your stay as needed. Regarding food, condiments and the like, please plan to bring everything you need. For safety and hygiene reasons, our houses generally do not supply food items.

** Parking for cars, boats etc? **

There is ample off street parking for up to 5 vehicles. Please park only on the gravel driveway areas.
