Sand Water is a light-filled home with ample room and perfectly positioned with two access points to the main beach at Hyams Beach - neither of which requires you to cross a road! Sand Water provides the comforts of your own home. It sleeps six and is literally only a 100 metre walk to the main beach at Hyams!
Please keep in mind to bring your own sheets and towels.
Strictly no parties at this property – please. You will be evicted if this rule is broken.

Where will I be?
Sand Water is located at the southern end of Cyrus Street close to the main entrance of Hyams main beach and around the corner from the Hyams Beach Cafe. Accessing the beach is easy by walking to the end of Listel Court and down the bush track to the beach.
Why choose Sand Water?
Sand Water is a multi-level home, smartly designed to separate the living areas from the sleeping areas. Both the main and en-suite bathrooms have baths and the house is well equipped with games for those rainy days.
How is the property laid out?
Sand Water is a three bedroom home encompassing two queen beds and two singles. It has an open plan living and dining area that fronts on to the deck via sliding doors. The kitchen is well appointed with a breakfast bench. All the rooms are well lit and the master bedroom has a large en-suite and a private balcony with water views.
What about outdoors?
The deck spans the length of the living area and the house can be opened up to allow an indoor/outdoor living experience. There is an outdoor setting and BBQ for alfresco dining.
Staying warm or keeping cool?
104 Cyrus has two split system air-conditioners for heating and cooling: one in the living area and one in the upstairs master bedroom. The downstairs bedrooms also have one free standing heater each. There are also two ceiling fans as well for the summer months.
What about sheets, towels or other supplies?
This property does not supply linen. Linen is to be supplied by tenant or to be arranged with a linen service which we can provide the contact number for. Should you choose to supply your own linen the following will be required: sheets, pillow cases, bath and beach towels, hand towels, bath mats, and face cloths.
Parking for cars?
There is driveway parking for one car. (Sorry, the garage is not available for guest use).
Is my dog or cat also welcome to stay?
Sand Water is not pet friendly. Please contact us for a list of our many pet-friendly options.
Wi-Fi, Internet, Netflix or Pay TV - will I have it?
This property offers free guest Wi-Fi however, there is no guarantee of reliability or bandwidth by us or the owner. If you bring an internet dongle with you, the best network is generally Telstra. Otherwise, it's best to use your smart phone or find a local cafe or library that offers free Wi-Fi. If internet access is critical during you stay, please make sure that you have a Plan B!
What are the minimum stay rules?
- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.

Perfect Location
Matthew V - 29th January 2024It was great to stay at this property. Location is fantastic. Only a short walk to the beach. The house itself was comfy for 4 adults and 1 Toddler. There are two bathtubs so can wind down after a day at the beach. Would prefer if the accommodation provided bed sheets, but have managed to organise Bed sheets with Aroma Linen Hire which were reasonably price and very accommodating.

Great stay just a walk from the beach
Lisa R - 12th February 2021Great stay here - so close to the beach and the cafe. Place is clean and quiet. Only issue was the driveway is quite steep and will scrape most small cars (4wd would be fine). There is street parking though. Wouldn’t hesitate to book again.
Negative: They didnt have a dryer. We went swimming and it was rainy when we came. Swim wear and towels were wet, so its a bit difficult to dry our clothes outside. Positive: The house is huge! It is clean, organized and comes with everything you needed. Complete with kitchenware, cookware, cutlery, grill and free wifi. It is a 1-minute walk to Hyam's beach, so close you can hear the sound of the waves which is very relaxing and calming. It has AC in the master's bedroom upstairs and in the living room. The agency managing house is very accommodating, helpful and they are quick to reply and easy to communicate with.
We had a leisurely, relaxing stay and especially enjoyed the National Park.

Amanda S - 10th December 2020I loved the location of the property- not having stayed at this end before. There are a couple of things that could be amended to make a stay more enjoyable. The exhaust fan over the oven doesn’t work, there were limited supplies (which I understand are not always part of the rental service) which would be welcomed additions- soap, garbage bags, salt, oil or glad wrap. I organised for a linen service but the house doonas provided were very hot, a lighter blanket for all beds would be great

Rosario P - 25th November 2020The location is perfect, secluded but only a few minutes away from shops & restaurants The waves and the birds are the only sound that woke us up in the morning, so peaceful The house is nice and complete with all the amenities The only thing is the smell, it was a bit unwelcoming, it's not stinky but it was stuffy. Not sure if it's because it's not thoroughly cleaned or coz of ventilation or both and the garden and bbq area can do a bit of upkeep. Still, I would love to stay there again.

klewi4u - 3rd December 2019Stayed at this property over a weekend as 2 couples over a weekend. Found the amenities and location well beyond our expectations. The house is much more spacious than the photos suggest would accommodate up to 6 easily. Its layout offered us great privacy with the ability for one couple to sleep upstairs and the other downstairs with separate bathrooms for each. The close proximity to the beach via a adjacent rainforest walkway is amazing. The BBQ facilities are top notch and the cute courtyard at the back is a great spot to enjoy a meal or drinks. Was very clean and well presented when we arrived and access to the property was easy and exactly as described. We will be back for sure.

HBHB - 17th January 2019Fabulous location - comfortable and clean house. House was better than expected. In the garden may be an umbrella for shade at meals time. Only negative point - due to a double booking on another house (our rental was fully paid), we chose this one instead, this house was perfectly fine, however we would have loved some flexibility to leave a little bit later on departure date to make up for all the trouble (we were asking for 2 hours later only) however the answer was an unconditional no. Hence the 4 stars only instead of the 5 stars. Customer service is as well an important factor.

Price6 - 25th March 2018Wonderful location only a stroll to the beautiful Hyams Beach. This house was well suited to our family of six. Enough space and comfort for us all. Great Appliances throughout although a dryer would have been convenient. Neat, tidy and cozy. We would definitely stay again.
