Conveniently positioned down a short private road, The Elms enjoys 2 acres of park-like estate. Close to all that the area has to offer and yet private and secluded. Here you won’t be disturbed by any passing traffic only birdsong and the enjoyment of your family and friends. In summer, enjoy the swimming pool, or drive to Gerroa and Seven Mile beach, only 15 minutes away, the township of Berry a 2 minute drive or short, level stroll.

** Why choose The Elms? **
A modern home with creature comforts, this property retains much of its country heritage, boasting 3 living areas, 3.5 bathrooms, an expansive kitchen, spacious accommodation for up to 12 people, undercover secure parking and a solar heated swimming pool for summer and 2 fireplaces for winter.

** How is the property laid out? **
The Elms is an expansive 5 bedroom country home all on one level, with 3 living rooms and a spacious open plan kitchen/dining space that forms the heart of the house.

Entry through the foyer leads into the open plan kitchen/dining/lounge. The kitchen features double oven and a 5 x induction cooktop, a butler’s pantry including a dedicated drinks fridge and a large breakfast bar. The dining space has a beautiful timber table that extends to seat 6 to 12 ideal for entertaining! The dining area then flows to a TV lounge area. At the northern end of the house is the largest of the bedrooms. 2 steps lead down to bedroom 5, the perfect teenager or young family retreat or with 4 king singles; this room opens on to its own patio area overlooking the lawn and gardens. Adjacent to which is the spacious formal lounge with fire place.

Access from both the foyer and the garage flow to the eastern end of the home where you will find a further four bedrooms, the family lounge and the study/nursery room. The timber floored family lounge has a fire place, smart TV with Foxtel and DVD player. Bedroom 2 has a queen bed, overlooks the garden and has its own ensuite with built in robe. Bedroom 3 has a queen bed, overlooks the courtyard and pergola and has a built in robe. Bedroom 4 has 2 king single beds, a porthole window that overlooks the garden, with built in robes. Bedroom 1 is the master suite, it is expansive with a king bed, walk in robe, private balcony and an ensuite.

There is a full laundry with washing machine and dryer and a private study that has a portable cot and rocking chair, so the room can be used as a nursery if required.

** Flexible bedding configuration **

One bed in bedroom four and one bed in bedroom five can be made up as either a king or two singles. The bedding configuration displayed is the default configuration. If you would like two of the beds to be made up as kings, please let us know at the time of booking.

** What about outdoors? **
The extensive size and choice of verandas ensure both privacy and togetherness are always possible. The 1.5 acre grounds feature the solar heated swimming pool complete with pergola. Children will love the extensive gardens, with nooks to hide in and paths to explore and no holiday is complete without an over-competitive family game of cricket, or kicking a football!

** Keeping warm or keeping cool?! **
The Elms has ducted air-conditioning throughout the house for year round comfort, a slow combustion fireplace in the family room and also an outside firepit.The swimming pool is solar heated extending the months of use.

High quality bed linen and bath towels are provided. However please bring your own favourite beach towels.

** Parking for cars, boats etc? **
There is parking for up to 4 cars with a 2 car garage and space for two more in the driveway.

Drive down a quiet Berry street then into the grand circular driveway of this imposing two storey luxurious South Coast home set on two acres of lawns, trees and fine green hedges. Kevalier Park has a heatedindoor pool and comfortably sleeps 14 across 6 bedrooms.

** Where will I be? **

A wonderful escape for a couple of families, this impressive home is a 30 minute stroll from shops, cafes and restaurants of beautiful Berry. The large back garden is a green swathe of grass which rolls out from the pool room which is accessed via a walkway from the main house.

** Why choose Kevalier Park? **

Kevalier Park is one of Berry’s most luxurious properties. The house has an indoor pool, wood fire place, air- conditioning, and WiFi. You will never have to leave!

** How is the property laid out? **

Kevalier Park is a large double storey home with six bedrooms and four bathrooms. On the ground floor there are double entrance doors that open into a tiled foyer looking through to the formal lounge room. The formal lounge room is elegant with a high pitched ceiling, plush carpet, comfortable sofas and wing-back chairs around an open log fire place.

There is an entertainment room with leather lounge suite, slim line TV, DVD player, iPod docking station and lots of board games. Also on this floor are two dining areas, a gourmet eat-in fully equipped kitchen and a laundry.

There are two bedrooms on the ground floor, a queen bedroom and a large children’s retreat with three single beds and one trundle bed plus a television for entertainment, and one bathroom with large shower, vanity and toilet.

On the upper floor there are four more bedrooms, the master bedroom with private balcony, queen bed, walk-in robe and ensuite bathroom with bath, shower, vanity and toilet.Bedrooms Two and Three are spacious queen bedrooms with built-in wardrobes and window seats, and Bedroom Four is a twin bedroom with two single beds, and built-in wardrobes. There is one main three-way style bathroom with bath and shower room, separate toilet and double vanity unit.

The separate pool and bar area is accessed via a covered walkway from the main house, this area incorporates a swimming pool with bar area and leisure room plus a change room with bathroom.The bathroom has a shower, vanity and toilet. There is also a games area leading from the pool area, the garage doubles as a games room with a pool table and table tennis.

There is a private balcony off the master bedroom and also another undercover outdoor area off the kitchen.

** Staying warm or keeping cool?! **

Kevalier Park has ducted air-conditioning throughout the house for year round comfort, an open log fire in living room and ceiling fans in most of the bedrooms.

** Pool heating ** – the pool is heated with an electric heating unit, with a set temperature. The heating is monitored by the property caretaker and will be turned on for your arrival. Please be patient with the system while it warms up. Please also make active use of the pool cover mat which is provided for your use. It can help significantly with the pool temperature.

Sheets, pillows, blankets or doonas, linen and bath towels are provided at this property. Please however bring your favourite beach towel!
