Sunset on Headland (formerly Osprey) is a stylish and comfortable beach house for 10 - fully renovated internally in early 2026. It has a perfect beach house layout: upstairs is the quiet zone with kitchen, dining, living and three bedrooms; downstairs has two bedrooms, a TV nook and a fantastic games room. The property has beautiful views of Seven Mile Beach and the Berry hinterland from its elevated position. This is a fun-filled home where everyone can switch off, spread out and make unforgettable holiday memories.

Where will I be?
Sunset on Headland is located on a lovely quiet street in Gerroa. It is built up on the headland to take advantage of the beautiful ocean and mountain views. Seven Mile Beach is a short walk away or stroll up the road to the Blue Swimmer cafe and general store.

The sun-filled home has been well planned and offers guests a very quality stay with lots of options for family and friends. or sit and enjoy the amazing uninterrupted views, close to the beach but in a quiet spot.
How is the property laid out?
Sunset on Headland is a two storey family home with terraced front gardens.
Upstairs features an open plan lounge and dining area that captures the view, opening onto the verandah. There is also a kitchen and European laundry. Upstairs also has the master bedroom, with a king bed and views across Seven Mile Beach and the escarpment. There is a second bedroom with a queen bed and a third bedroom with a double bed. This level has a shared bathroom with a shower, bath, and a separate toilet. Downstairs is another open plan area with an additional lounge and TV, pool table, a bar and bar fridge, and a children's corner with books and games.
The private enclosed backyard is accessed from the kitchen and backs onto a nature reserve. There is also a small deck with a BBQ and seating where you can enjoy the sun!
WiFi, Netflix, Pay TV - will I have it?
This property provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property. Please note, however, that neither the agency nor the owner can guarantee 100% that the WiFi will work, and no compensation will be payable if it is problematic. If important, please therefore always have a back up plan.
What about outdoors?
The verandah at the front of the property is an ideal place to sit and soak up the view and watch the whales during migration season. The backyard back onto a reserve and offers sheltered sun. It has a small deck with outdoor setting and gas barbecue, while the grassy area has a tree swing and a small fireplace. The terraced front garden has steps from the lower parking bay up to the property.
Staying warm or keeping cool?
Sunset on Headland has electric oil heaters and ceiling fans throughout the house including in each bedroom.
What about sheets, towels and other supplies?
Pillows, blankets, doonas, linen and bath towels are provided at this property. Please however bring your favourite beach towel!
Parking for cars, boats etc?
There is adequate off street parking for two cars - one at the top of the driveway and another on a landing on the driveway. Please be aware there is a very steep driveway at this property and all other cars must be parked on the street.
Is my dog or cat also welcome to stay?

What are the minimum stay rules?
- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
