Normandie Park is a 207 acre cattle farm set in the beautiful countryside outside Exeter. The pavilion style modernist home was designed by architects Allen Jack + Cottier and built in the 1960s. It has since been sympathetically updated and provides stylish accommodation in a picture perfect setting. The home makes the most of its surroundings with stunning views over the established gardens and green pastures. Normandie Park is a place where you can unwind in a peaceful country setting without being too far from the attractions of the Southern Highlands.

**Where will I be?**

Normandie Park is a 5 minute drive from the town of Exeter. Moss Vale is a 10 minute drive, and Bowral a 25 minute drive away. Wineries, wedding venues and other local attractions are all within easy driving distance.

**How is the property laid out?**

You approach the house up a long driveway that winds its way past cow paddocks and underneath long established trees. When you arrive at the house, you enter through the large front door into the entry foyer. Turning left off the foyer takes you to four of the five bedrooms, two with ensuite. The other two bedrooms share a bathroom. Turning right off the entry foyer takes you into the large living room with lounges, large television, fireplace and stunning views over the established gardens. Adjoining the living room is the dining room with a large dining table. There is a large, modern kitchen fully stocked with cutlery, crockery, glassware and utensils. The kitchen opens onto an internal courtyard with bbq and outdoor dining table. Moving past the kitchen you will find two more bedrooms, one of which has an ensuite, and the laundry with washer and dryer.

This property does have Wi-Fi. A username and password will be provided in your pre-arrival email. You may use the house Wi-Fi with no guarantee of reliability or bandwidth by us or the owner. If internet access is critical during you stay, please make sure that you have a Plan B.

Normandie Park is a working cattle farm with extensive grounds. Guests are welcome to explore the gardens and lawns surrounding the house.

Unless you have written permission from us or the owner, weddings, events, large celebrations, parties or any other event are NOT allowed at Earlsbrae. If you do have a special occasion or celebration in mind that falls within reasonable use of the property by you as a guest, please contact us with full details so that we can consider your request. If you hold an unapproved event at Earlsbrae, your full cash bond will be forfeited.

** Security at Earlsbrae **

Due to the quality and nature of Earlsbrae, external security cameras are located at both entry gates, and at the external doors of the house. There are no internal cameras. The security cameras are used as needed to monitor vehicle movements and to ensure that the property is used for agreed purposes by the agreed number of guests.

Earlsbrae is located a 15 minute stroll or quick drive from Bowral’s restaurants, cafes and shops. The surrounding towns of Mittagong, Berrima and Moss Vale, as well as local wineries and key wedding venues are also all within easy driving distance.

** How is the property laid out? **

Earlsbrae is accessed through an ornate cast iron gate which leads to a driveway that winds through the property’s established gardens. Guests then have access to the large and stately main house that sleeps 14 and a separate loft style cottage that sleeps 5.

The main house has three bedrooms downstairs, two bedrooms upstairs, and two additional bedrooms, one of which is a very good quality queen sofa bed in a study room. The master bedroom downstairs has its own large en-suite, two bedrooms downstairs share a bathroom, and each of the upstairs bedrooms has it own shower / toilet bathroom – a total of four bathrooms for five bedrooms.

The cottage has one bedroom upstairs with a double bed and single bed, plus a good quality queen sofa bed downstairs. The cottage has its own ktichen, living area and a shared toilet / shower bathroom upstairs.

The main house has a number of generous, luxurious and beautiful common areas – a large open plan kitchen / dining room, a formal lounge, a second formal dining room, a large billiard room, an internal laundry, outdoor entertaining decks, a fire pit, and extra bathrooms for visitors.

Where will I be?

Set amongst the trees and a flat 200m walk from Werri Beach, Treetops at Werri is a laid back, family friendly home. Drive 5 minutes up the road to the seaside town of Gerringong to find cafes, resturants, bars and shopping – or 15 minutes to the nearby boutique towns of Berry and Kiama for a day out! Located at the Northend of Renfrew Rd, Treetops is also close to the start of the Gerringong to Kiama Coastal Walk.

On entering downstairs you will find two bedrooms – Bedroom 1 with a Queen and Bedroom 2 with 2 Singles – plus a laundry area leading out to the spaciousbackyard. A toilet and shower are ajacent to the laundry area.

Head up the stairs to the second storey and you hit the airy and comfortable spaces of the kitchen, living room (with Smart TV & Bluetooth Speaker System)and dining area – centred between balconies either side of the house. Bedroom 3 with a Queenand Bedroom 4 with2 x Singlesare also on this level and are off to the side for quieter quarters. The main bathroom is located on this level.

What about outdoors?

Treetops at Werri has a good sized grass backyard that is fully fenced. You can enter straight off the beach via a side gate and make use of the outdoor shower.

The garage now includesa ping pong table! You may also borrow the boogie boards, beach chairs and beach umbrella.

On the second storey, a covered barbeque area overlooking the backyard with spanning views to Rose Valleymakes for fantastic entertaining space whilst opposite on the same level an additional balcony catches the morning sun – the perfect spot for a morning cup of tea!

Staying warm or keeping cool?!

During the warmer months the house can be opened up to catch any available sea breeze. In the cooler months a gas heater is available to keep you warm in the open plan lounge and dining area. Portable heaters are also provided for use in the bedrooms.

High quality linen and bath towels are provided at Treetops at Werri – though please remember to bring your own beach towels!

Treetops at Werri has parking on the driveway for 2 vehicles.Street parking is also available on Renfrew Rd, and there is alternate access to the backyard via a gate on Werri Street.

Wembley is a one of a kind in the Southern Highlands – a historic, stylish and captivating home set amongst an oasis of landscaped gardens. ** Sunday Brunches **
Wembley is available to be booked for post wedding brunches. The 11 in house guests + an additional 30 guests may attend the brunch. This is entirely on a “Do It Yourself” basis. Wembley is unable to provide catering, cutlery, crockery etc for the brunch. The cost of hosting a brunch is an additional $1,450 and must be arranged with us at the time of booking or prior to your stay. The on site caretaker will monitor use of the property for brunches, and we will ensure payment for that.

Wembley is situated in Medway, to the west of historic Berrima. It is close enough to town to be an easy drive for coffee or a meal, but far enough out to truly feel away from it all. This is an ideal property for guests attending a wedding in the Southern Highlands as The Bendooley, Centennial, Eling Forest, The Loch and Artemis Estates are all within easy driving distance.

Kangaroos and wombats frequently visit the property, guests are reminded that these are wild animals and not to approach them.

The pizza oven and adjacent BBQs are not available for guests’ use.

The trampoline is used entirely atyourown risk.

The pool is accessed via multiple gates and is fully compliant with NSW regulations. Please note, however, one of the pool gates is the large corrugated iron barn door in the bar area and therefore must be latched at all times.

The double sided industrial open wood fireplace is a stand out and central to the living space, with ceiling fans in the living/dining/kitchen.All bedrooms have ceiling fans and electric heaters. There is also a large gas heater in the breezeway and the bathrooms enjoy radiant heaters.

All linen and bath towels are provided at this property. Please however bring your favourite beach towel!

** How is the property laid out? **

The Beachstead is a single storey home with the garage below the house.There are three bedrooms: Bedroom One with one queen bed, TV, wardrobe and ensuite;Bedroom Two with one double bed and wardrobe, and Bedroom Three with one king single bed and one trundle bed.

There are two bathrooms, the main with bath, shower, vanity and toilet, the second is an ensuite to the main bedroom with shower, vanity and toilet.

The kitchen, dining and living are open plan, the are surrounded by a large wrap around entertainment deck at the front of the house with views down Seven Mile Beach, Crooked River and across to the Illawarra Escarpment (mountains). In the kitchen there is a dishwasher, microwave, and free standing oven and cooktop. The living room has a HD LCD TV and DVD player and Bluetooth speaker system. There is also a laundry with a washing machine and downstairs the garage has been converted to a games room with a table tennis table.

Sheltered and fully fenced back garden, this home offers privacy and security, yet has the beach just down the road! There is an outdoor shower in the garden for trips back from the beach.The large verandah at the front of the house faces the ocean, river and escarpment and has an outdoor table and chairs and a lockable gate for child safety. There is also an undercover back deck with outdoor table, chairs and gas BBQ.

** How is the property laid out? **

Tasman Drive is a split level home on three levels:

On the ground floor is the open plan kitchen, living and dining area with leather sofas, large flatscreen TV, PS4, adjoining decks and plenty of natural light. The kitchen is modern and sleek and has quality appliances.There are also two bedrooms on this level, one with a queen bed and large wooden cot, and the second with a queen bed only. Adjacent to these is a shared bathroom with walk-in shower, toilet and vanity.

On the upper level, there is a bedroom with a queen bed and views to the beach. This bedroom has an ensuite bathroom with shower, vanity and toilet plus an outdoor luxury limestone freestanding bath – something unique! Stainless steel louvres and smoked glass balustrades allow you to bathe outdoors in privacy while enjoying the spectacular view!

The basement floor is designed for the kids games room and kids bedroom. The kids bedroom has twin single beds (with small trundle beds underneath for young children sleeping up to four in this room on request), flat screen TV and PS3. The games room has a pool table, fusball and table tennis table. There is also a bathroom with shower, vanity and toilet, and a laundry with a washing machine and clothes dryer.

** What about outdoors? **

Tasman Drive has wide decks or marble terraces on all levels. There is outdoor furniture and a gas BBQ facing the mountain views to the west. The sunny lawn area extends from the outdoor entertainment area on the basement level. The house also has an outdoor shower for use after returning from the beach.

** Keeping warm or keeping cool?! **

Tasman Drive can be opened up in summer to take in the ocean breeze. There are dimplex electric heaters and an electric fireplace in the games room.

** What about sheets, towels and other supplies? **

High quality sheets and towels are provided at Tasman Drive. Please bring your own beach towels!

Toilet paper, kitchen soaps, guest soaps and some other supplies are also provided, but please be prepared to top up during your stay as needed. Regarding food, condiments and the like, please plan to bring everything you need. For safety and hygiene reasons, our houses generally do not supply food items.

There is off street, open air parking for three cars on the driveway and parking platform. Please note that the property has a somewhat steep driveway. There is also a parking bay across the road for public use.

Saddleback Grove is a beautiful country home perched on a hilltop with dramatic rural and coastal views descending beneath it. Suited to the most discerning of guests this stunning property is styled and decorated to an excellent standard and features a spa with a view like no other.

** Where will I be? **
Nestled in the hillside this expansive home is accessed via dry stone wall and hedgerow lined lanes leading up from Kiama.
Get away from it all with a rural escape or enjoy a beach holiday; Saddleback Grove is perfect for both. Just a 7 minute drive brings you into the centre of Kiama with its famous beaches, surf breaks, shops and markets, then retreat home and youll feel a million miles away.
The property is ideally situated for day trips to the surrounding areas. Gerringong is 12 mins drive and Gerroa (Seven Mile Beach), Berry, Jamberoo (including Jamberoo Action Park) and Minnamurra Falls are less than 20 mins away. Reach the Southern Highlands, Kangaroo Valley and the Illawarra Fly via picturesque back lanes in 45min.

The lounge, dining room and kitchen all enjoy breathtaking views across the rolling hills with their charming dry stone walls and out to the open ocean. The kitchen has stone bench tops, plenty of storage, dishwasher and great facilities, ideal for the longer stay.
Bedroom 1 has a king bed, reverse cycle air conditioning, built in wardrobes and ensuite with shower. Bedroom 2 has a queen bed with ceiling fan, bedroom 3 has a queen bed and bedroom 4 has a queen bed and enjoys stunning views over the illawarra and out to sea. They share the family bathroom with sunken bath and shower over.

This means that water wastage needs to be kept to a minimum and only septic tank friendly products should be used or else the system gets smelly. Organic soaps, shampoos etc and septic friendly laundry and cleaning products are provided.
