Or if you prefer to stay in, there is plenty to keep you entertained and comfortable including a clay tennis court, billiards room, grand piano, easy access to Mt Gibraltars walking trails, smart TVs, a modern, fully equipped kitchen and 5 renovated bathrooms. Please also note that due to the high standards of this beautiful home, party groups are not accepted, smoking inside is not permitted, and a cash bond of $2,000 applies to every booking.

Unless you have written permission from us or the owner, weddings, events, large celebrations, parties or any other event are NOT allowed at Earlsbrae. If you do have a special occasion or celebration in mind that falls within reasonable use of the property by you as a guest, please contact us with full details so that we can consider your request. Due to the quality and nature of Earlsbrae, external security cameras are located at both entry gates, and at the external doors of the house. There are no internal cameras. The security cameras are used as needed to monitor vehicle movements and to ensure that the property is used for agreed purposes by the agreed number of guests.

Earlsbrae is located a 15 minute stroll or quick drive from Bowral’s restaurants, cafes and shops. The surrounding towns of Mittagong, Berrima and Moss Vale, as well as local wineries and key wedding venues are also all within easy driving distance.

Earlsbrae is accessed through an ornate cast iron gate which leads to a driveway that winds through the property’s established gardens. Guests then have access to the large and stately main house that sleeps 14 and a separate loft style cottage that sleeps 5.

The main house has three bedrooms downstairs, two bedrooms upstairs, and two additional bedrooms, one of which is a very good quality queen sofa bed in a study room. The master bedroom downstairs has its own large en-suite, two bedrooms downstairs share a bathroom, and each of the upstairs bedrooms has it own shower / toilet bathroom – a total of four bathrooms for five bedrooms.

The cottage has one bedroom upstairs with a double bed and single bed, plus a good quality queen sofa bed downstairs. The cottage has its own ktichen, living area and a shared toilet / shower bathroom upstairs.

The main house has a number of generous, luxurious and beautiful common areas – a large open plan kitchen / dining room, a formal lounge, a second formal dining room, a large billiard room, an internal laundry, outdoor entertaining decks, a fire pit, and extra bathrooms for visitors.

In the main house, Earlsbrae has central gas heating thoughout that rises from floor ventsand 2 working fireplaces that can be usedfor the cooler months. The two upstairs bedrooms have split system airconditioners for either heating or cooling. The open plan ktichen / dining room also has its own splitsystem airconditioner, and the two adjacent bedrooms have electric heaters. Finally, some of the bathrooms have under floor heating.

The cottage has its own fireplace and firewood suppy, as well as a split system airconditioner downstairs and upstairs.

The Pottery Cottage started life as a pottery studio bu has been lovingly converted into a comfortable, characterful cottage. There are two bedrooms, each with ensuite and bedding for 5 guests. The design of the living area and bedrooms makes extensive use of beautiful timber cladding and a double height ceiling with exposed timber joists. During the colder months, the fireplace makes this a wonderful cozy place to be.

The sandstone he used was originally hand quarried by convicts and was reclaimed from the old Kerrigans Inn. Just over an hours drive from Sydney, Alpine Lodge is the perfect luxury country getaway. Set on 22 acres, this architecturally designed home boasts beautiful bush views and luxurious modern amenities. With 5 bedrooms, 4 bathrooms, large fully equipped kitchen and generous living spaces, Alpine Lodge can accommodate up to 10 people.

** Where will I be? **

Alpine Lodge is located approximately 10 minutes drive from Mittagong. Bowral is a 15 minute drive away. This is the perfect location for those who want a secluded retreat to come home to after a day enjoying all the Southern Highlands has to offer.

Alpine lodge is just over one hours drive from Sydney but feels a world away. ** How is the property laid out? **

Enter via the side door off the carport into the fully equipped laundry with washing machine, dryer and plenty of storage. This space doubles as a mudroom with shower, vanity & WC at the far end.

Continue through the impressive kitchen with induction stove, Miele oven, steamer, heat tray, microwave (4 in 1 unit), double drawer dishwasher, fridge, caesarstone benchtops, bar stools.

From the kitchen the property opens up into a spacious casual dining/living room with floor to ceiling glass doors that open onto a massive paved outdoor terrace. The lounge faces a gorgeous sandstone feature wall. Take the steps beside the sandstone feature wall to enter the rumpus room with 2 seater lounge, wall mounted big screen TV. Also on this level is a bathroom, & two bedrooms one with a queen bed and built in, and the other with 2x king singles & built in. There is a glass sliding door out onto a large rear deck where you can overlook the surrounding bushland.

A large foyer with vaulted ceiling that features a white piano is located behind the kitchen wall. Pass through the double doors into the formal dining room and raised formal lounge room which features the double sided fireplace, glass windows that bring light and sunshine indoors and allow guests to enjoy the views. (The hallway in front of the piano leads to the actual front door. The foundations have sunk slightly and the front door is now extremely difficult to open and close hence why we use the side entrance off the carport) At the end of the hallway beside the front door there is another set of white double doors that leads into the spacious home office with a desk. There is a powder room opposite the staircase to the upper level.

Upstairs is a sitting room, home theatre with balcony behind the blackout curtains, and three bedrooms; two with queen beds & built-ins plus access to a balcony. On this level you will also find the master bedroom with king bed, occasional chair by the windows perfect for reading, wall mounted TV, walk in robe, & two way bathroom with underfloor heating, heated towel racks, bath, shower, & vanity.

** Wi-Fi, Internet, Netflix or Pay TV will I have it? **

Alpine Lodge provides complimentary Wi-Fi and a password will be provided in your pre-arrival email, or will be available at the property. Please note however that neither the agency nor the owner can 100% guarantee that the Wi-Fi will work, and no compensation will be payable if problematic. Alpine Lodge is set on 22 Acres. The house is surrounded by gardens and manicured lawns. Beyond the lawns is bushland which attracts a range of wildlife that can be viewed from the expansive outdoor entertaining area.

There are heated, polished concrete floors throughout the house. Between the formal dining room and the lounge room is a double sided gas fireplace which warms both areas. The ensuite bathroom features underfloor heating and a heated towel rail.

For the warmer months there is reverse cycle air conditioning throughout the house.

Wirani is a comfortably set up house sleeping six, right on the water with Lake views and easy access to all the delights of Jervis Bay. An ideal location for exploring the area, with all amenities close; or simply go swimming out the front. ** How is the property laid out? **

Wirani is a three-bedroom house overlooking the expansive St Georges Basin Lake, perched above the reserve grassland/bike-walking track which runs around the lake for 5km. The Master bedroom has a queen bed, wardrobe, lamps. The second bedroom is very large with two single beds and sofa and is ideal as a playroom. An ensuite /laundry with dryer is attached. The third bedroom is smaller with one double bed. This bedroom is accessed internally by walking through bedroom 2, or has its own door to the backyard.The living/loungeroom area has polished, wooden floors with a TV, DVD player and small stereo with wonderful views over the lake. The separate dining area seats 6. The kitchen has recently been renovated with a large pantry, fridge/freezer, microwave, electric cooktop/stove, cooking utensils, glasses, crockery, kettle and toaster. The bathroom has a shower and a bath.

** WiFi, Netflix, Pay TV – will I have it? **

Sorry, this property does not provide WiFi. Please make alternative arrangements, or plan to switch off and fully relax during your stay!

** What about outdoors? **

Exit the living room straight onto the deck and outdoor dining area. Have meals and BBQs here overlooking the ever-changing colours of the Lake and watch the sunsets, swans, pelicans, kangaroos and other birdlife. An expansive grassy lawn is ideal for children. Access in seconds the shallow, sandy Lake which is ideal for swimming, windsurfing, canoeing, kayaking, boating and fishing. Boat ramps are close and Jervis Bay beaches are easily accessible. Play golf or dine out at the Country Club just 5 minutes away.

** Staying warm or keeping cool?! **

Being elevated and right on the Lake, the property takes in cool breezes in Summer. A gas heater in the lounge room and other heaters are provided for the cooler months. There are fans for the summer months.

Wirani on the Water does NOT supply linen. Linen is to be supplied by the guest or to be arranged with a linen service which we can provide the contact number for. Wembley is a one of a kind in the Southern Highlands – a historic, stylish and captivating home set amongst an oasis of landscaped gardens. The home has soaring 3 metre ceilingsand incorporatesreclaimed doors and stained glass windows from theQueen Victoria Building and Carrington Hotel! Wembley is set on 11 acres and has an incredible array of features:pool and spa, luxurious pool cabana with its own kitchen, bathroom and bedroom, adjoining indoor-outdoor entertaining area that combines the best of a shearing shed, sports bar and BBQ, a half basketball court, trampoline, herb garden, chicken run, farm animals, and plenty ofparking for guests! Wembley is therefore a perfect retreat and is located just west of Berrima town – an easy drive to cafes, restaurants, wedding venues, wineries and the like.

Whilst groups of up to 11 are welcome, Wembley is not available for rowdy bachelor parties. Wembley has an on-site caretaker who looks after the property and farm animals and can assist with any queries you might have whilst staying. His residence is private and away from the house and pool house.

** Sunday Brunches **
Wembley is available to be booked for post wedding brunches. The 11 in house guests + an additional 30 guests may attend the brunch. This is entirely on a “Do It Yourself” basis. Wembley is unable to provide catering, cutlery, crockery etc for the brunch. The cost of hosting a brunch is an additional $1,450 and must be arranged with us at the time of booking or prior to your stay. The on site caretaker will monitor use of the property for brunches, and we will ensure payment for that.

Wembley is situated in Medway, to the west of historic Berrima. It is close enough to town to be an easy drive for coffee or a meal, but far enough out to truly feel away from it all. This is an ideal property for guests attending a wedding in the Southern Highlands as The Bendooley, Centennial, Eling Forest, The Loch and Artemis Estates are all within easy driving distance.

Shared by these bedrooms there is a truly exceptional family bathroom; an entirely open travertine tiled wet room with a feature reclaimed stained glass window from the Carrington Hotel, ornamental fireplace and a freestanding claw and ball bathtub. There is also a laundry in this section of the home with a washer, dryer, toilet and basin.

The heart of the house is the large kitchen with stained glass windows featuring a 5 burner range cooker, European appliances, granite bench tops and garden views. The large open plan living/dining area enjoys a large open fire, comfortable lounges and an antique French rectory dining table. Further to this, is the informal children’s lounge, with additional TV, Wii and retro arcade games machine. The second family bathroom is accessed via the children’s lounge, featuring a walk-in shower and a free standing claw and ball bath tub.

Across the lawn lies another real treat; a large covered entertainment area decorated in True Blue Aussie style – complete with bar, bar fridge, dart board,large gas barbecue, ping pong table and an outdoor TV! Adjacent to this games area is the pool house with queen bed, separate lounge and a full kitchen with bi-fold windows that open to the undercover bar area – even the chef won’t feel left out!

** What about outdoors? **
Wembley is set on 11 acres. At the front of the property there are beautiful lawns, an ornate fountain and a basketball court. To the rear of the home is a covered entertaining deck and open lawn area with a trampoline.The lawn leads to a paddock and childrenwill love visiting the chickens, alpacas and resident pony! The covered bar area opens to a full kitchen garden (help yourself!) and the 12m pool with in-built heated spa.

** Staying warm or keeping cool?! **
The main house has floor ducted heating and cooling throughout plus underfloor heating in the bathrooms and kitchen. The main lounge has a large open fireplace. The pool house has underfloor heating in the bedroom and bathroom and a gas fire in the lounge (but no airconditioning).

** What about sheets, towels and other supplies? **
Pillows, blankets, duvets, linen, bath towels and pool towelsare all provided at this property.

** Parking for cars, boats etc? **
2 covered car ports are available for guests’ use and further parking is availableon the driveway or the half basketball court. Please do NOT park on the other lawn areas as there are irrigation and sprinkler systems that can be damaged by vehicles.

The Paddock Area- children must be supervised at all times. The chicken coop is protected by electric fencing – DO NOT TOUCH. Guests must not enter the fenced paddocks, interaction with the pony and alpacas must be over the fence only. Guests must not access the feed shed.

Kangaroos and wombats frequently visit the property, guests are reminded that these are wild animals and not to approach them.

The pizza oven and adjacent BBQs are not available for guests’ use.

The trampoline is used entirely atyourown risk.

The pool is accessed via multiple gates and is fully compliant with NSW regulations. Please note, however, one of the pool gates is the large corrugated iron barn door in the bar area and therefore must be latched at all times.

Wembley is looked after by a caretaker who lives on the property. However you are assured of complete privacy as the property is not overlooked by the caretaker’s residence.
