Normandie Park is a 207 acre working cattle farm, set in the green pastures of Exeter and featuring a stunning modernist home. The home was built in 1962 by renowned architects Allen Jack + Cottier. Built in the modernist pavilion style, it is surrounded by established gardens and paddocks filled with grazing cattle. Large windows in every room bring in views of the gardens and pastures, giving you a wonderful sense of place. The lounge room opens onto a large verandah, a perfect space to sit and enjoy the country atmosphere. During the colder months you can relax in front of the fireplace. Outside you can walk the grounds, explore the established gardens and view the grazing angas steers. When you stay at Normandie Park you will get a unique taste of Southern Highlands rural life, without being too far from the shops, restaurants and cafes of the surrounding townships.

Normandie Park is a 5 minute drive from the town of Exeter. Moss Vale is a 10 minute drive, and Bowral a 25 minute drive away. The St. Maur and Sally’s Corner vineyards are just down the road. The wineries, wedding venues and other attractions of the Southern Highlands are all within easy driving distance.

**How is the property laid out?**

You approach the house up a long driveway that winds its way past cow paddocks and underneath long established trees. When you arrive at the house, you enter through the large front door into the entry foyer. Turning left off the foyer takes you to four of the five bedrooms, two with ensuite. The other two bedrooms share a bathroom. Turning right off the entry foyer takes you into the large living room with lounges, large television, fireplace and stunning views over the established gardens. Adjoining the living room is the dining room with a large dining table. There is a large, modern kitchen fully stocked with cutlery, crockery, glassware and utensils. The kitchen opens onto an internal courtyard with bbq and outdoor dining table. Moving past the kitchen you will find two more bedrooms, one of which has an ensuite, and the laundry with washer and dryer.

This property does have Wi-Fi. A username and password will be provided in your pre-arrival email. You may use the house Wi-Fi with no guarantee of reliability or bandwidth by us or the owner. If internet access is critical during you stay, please make sure that you have a Plan B.

Normandie Park is a working cattle farm with extensive grounds. Guests are welcome to explore the gardens and lawns surrounding the house.

SADDLEBACK GROVE, Kiama – 4pm Check Out Sundays!

Saddleback Grove is a beautiful country home perched on a hilltop with dramatic rural and coastal views descending beneath it. Suited to the most discerning of guests this stunning property is styled and decorated to an excellent standard and features a spa with a view like no other.

** Where will I be? **
Nestled in the hillside this expansive home is accessed via dry stone wall and hedgerow lined lanes leading up from Kiama.
Get away from it all with a rural escape or enjoy a beach holiday; Saddleback Grove is perfect for both. Just a 7 minute drive brings you into the centre of Kiama with its famous beaches, surf breaks, shops and markets, then retreat home and youll feel a million miles away. The property is ideally situated for day trips to the surrounding areas. Gerringong is 12 mins drive and Gerroa (Seven Mile Beach), Berry, Jamberoo (including Jamberoo Action Park) and Minnamurra Falls are less than 20 mins away. Reach the Southern Highlands, Kangaroo Valley and the Illawarra Fly via picturesque back lanes in 45min.

All on one level Saddleback Grove comprises of 4 bedrooms and 2 bathrooms. The lounge, dining room and kitchen all enjoy breathtaking views across the rolling hills with their charming dry stone walls and out to the open ocean. The kitchen has stone bench tops, plenty of storage, dishwasher and great facilities, ideal for the longer stay.

Bedroom 1 has a king bed, reverse cycle air conditioning, built in wardrobes and ensuite with shower. Bedroom 2 has a queen bed with ceiling fan, bedroom 3 has a queen bed and bedroom 4 has a queen bed and enjoys stunning views over the illawarra and out to sea. They share the family bathroom with sunken bath and shower over.

The garage have been completely converted into a beautiful games room and has a pool table and ping pong.
There is also a laundry with a combined washing machine and dryer.

This property provides complimentary NBN (Rural) WiFi and a password will be provided in your pre-arrival email, or will be available at the property. The smart TV in the lounge has access to Netflix and other subscription TV apps which you can sign into with your own account.

The sloping acre of lawn is immaculately presented and reminiscent of an English country garden complete with bountiful veggie patch and orchard trees. The vast side deck is a great entertainer and both a gas bbq and wood fired pizza oven are provided so you can cook up a storm in the evening sun. The jewel in the crown is the outdoor spa on the front veranda with views over Kiama and beyond.

** Staying warm or keeping cool?! **
Wall mounted reverse cycle air conditioning is provided in master bedroom and in the lounge. The lounge also has a slow combustion log fire. Bedroom 2 has a ceiling fan. Bedrooms 3 & 4 and the games room have fans. All rooms can be opened right up to take in the sea breeze. All bedrooms have electric blankets in winter and heaters for the rooms.

Yes! Pets are welcome to stay at Saddleback Grove subject to the following:

– A dog bed is provided for use during your stay.
– Please bag and dispose of doggy waste appropriately

The property is not fully secured, so we recommend that dogs are on a leash at all times outside. Please ensure dogs remain in the property boundaries as they may scare or injure the local livestock in the neighbours surrounding fields.

Mystic Sands is a casual, comfortable, spacious and extremely well equipped beach house – complete with pool table, table tennis, multiple living areas and large decks. It’s cocooned and very private location, away from any road, will pleasantly surprise you. The house also has fantastic views of Gerroa, Seven Mile Beach and Culburra. Sleeping nine, this is a perfect group or multi-family option!

** Where will I be? **** **

Vehicle access is via Bland Street, alongside No. 3 Bland Street. There is only pedestrian access to Crooked River Road, as driveway access off the main road is too dangerous / tricky.

Mystic Sands is located only a couple of minutes walk from Seven Mile Beach, the Blue Swimmer Cafe or the Gerroa Boat Fishermen’s Club (which has a courtesy bus).

Drive down a quiet Berry street then into the grand circular driveway of this imposing two storey luxurious South Coast home set on two acres of lawns, trees and fine green hedges. Kevalier Park has a heatedindoor pool and comfortably sleeps 14 across 6 bedrooms.

** Where will I be? **

A wonderful escape for a couple of families, this impressive home is a 30 minute stroll from shops, cafes and restaurants of beautiful Berry. The large back garden is a green swathe of grass which rolls out from the pool room which is accessed via a walkway from the main house.

Kevalier Park is one of Berry’s most luxurious properties. The house has an indoor pool, wood fire place, air- conditioning, and WiFi. You will never have to leave!

** How is the property laid out? **

Kevalier Park is a large double storey home with six bedrooms and four bathrooms. On the ground floor there are double entrance doors that open into a tiled foyer looking through to the formal lounge room. The formal lounge room is elegant with a high pitched ceiling, plush carpet, comfortable sofas and wing-back chairs around an open log fire place.

There is an entertainment room with leather lounge suite, slim line TV, DVD player, iPod docking station and lots of board games. Also on this floor are two dining areas, a gourmet eat-in fully equipped kitchen and a laundry.

There are two bedrooms on the ground floor, a queen bedroom and a large children’s retreat with three single beds and one trundle bed plus a television for entertainment, and one bathroom with large shower, vanity and toilet.

Grovebrook Farm House is a single storey home with a main house and separate two bedroom cottage.

In the main house there are four bedrooms: one very large room with a king bed, one with a queen bed and one with two singles; all with bedside tables and lamps and French doors to the verandah. The fourth bedroom has a king single bed and a single trundle bed.

There are three bathrooms, an ensuite bathroom to main bedroom, with shower, vanity and toilet, a main bathroom with separate shower and two person bath and separate toilet, and a third bathroom with bath, separate shower and vanity and separate toilet.

There is a large open plan fully equipped kitchen, breakfast dining and a living area that opens out onto the swimming pool enclosure. There is also a separate dining room and separate lounge room with Jetmaster wood fireplace and large flat-screen TV. There is also a laundry with washer and dryer.

The Cottage is a three minute walk from the main house down a farm lane. There is a cricket pitch next door and a games room at the back of the Cottage with pool table, arcade game, dolls house, comfortable sofas and large flat screen TV & DVD/stereo.

In the cottage there are two bedrooms, one with a queen bed, one with two single beds and a bathroom with shower and toilet.

There is also a living and dining area with two two seater lounges, flat screen TV & DVD and pot belly stove, and a fully equipped kitchen with fridge, electric hot plates/oven and microwave.

** WIFI, internet, Netflix or pay tv- will I have it? **

This property provides complimentary WiFi in both the main house and the cottage. The passwords will be provided in your pre-arrival email, or will be available at the property.

** What about outdoors? **

19 acres of manicured grounds surround this property. There is a children’s play-house with swings and slippery dip, a cricket pitch and a fenced in-ground pool with undercover gas BBQ in Cabana area. The ten metre swimming pool is saltwater. The outdoor firepit is the perfect spot to entertain especially during the Winter months!

Grovebrook Farm House has a wood fireplace and air conditioning in the main bedroom and living dining area. The cottage has a gas heater and air conditioning.

The Cottage is not booked separately. It is used as an overflow for guests who have booked the Main House and need to accommodate further guests. The price of the cottage is included in the price of the main house. The cottage does not have wifi.
