** How is the property laid out? **
A front entrance and small staircase leads to a restful master bedroom with ensuite, followed by the main level of the house which has open plan kitchen and dining, three additional bedrooms and fantastic views! Another few steps takes you up into the large open plan living area and designer kitchen with ocean views from every window – just step through the glass doors onto the wrap around deck to soak up the sun or enjoy a cool breeze while taking in the magnificent panorama.The house is decorated in a contemporary style with a fresh cool decor and simple modern furnishings. It is well equipped with quality appliances and includes gas heating, bbq, ceiling fans & a large laundry.The main bathroom has a huge walk-in shower plus a luxurious tub and separate toilet. Also on this level are two big bedrooms each with two single beds, another double bedroom, plus a small sitting area opening onto a deck and the garden at the rear of the house.
** WiFi, Internet, Netflix or Pay TV – will I have it? **
The Lookout does offercomplimentary wifi- howeverthe owners nor the managing agent do not guarantee connectivity as internet in Hyams Beach can be very intermittent.
** What about outdoors? **
The Lookout provides a marvelous deck with sweeping views of Jervis Bay. There is also an open back lawn to run around on.
** What about sheets, towels and other supplies? **
The Lookout does supply linen and bath towels for guests. Please however remember to bring your own beach towels!
** Parking for cars, boats etc? **
There is a double undercover carport and room to also park on the driveway if required.
** Is my dog or cat also welcome to stay? **

** Staying warm or keeping cool?! **
The Lookout is supplied with multiple electric heaters, a gas heater, and three ceiling fans. Given its elevation, the house can also be opened up to catch any available sea breeze.
** What are the minimum stay rules? **
There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of the Australia Day long weekend in January.
** Are there any special Peak season rules? **
Please note that during peak season, our properties have designated changeover days so as to make the cleaning rosters manageable.We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
